Hidden away in the outskirts of a farming village, this cosy farmhouse has beautiful views across the surrounding fields and to the Pyrénées beyond. With an attached L-shaped barn forming an really pretty inner courtyard, and a gorgeous, carefully maintained garden of 1,523m² (with plenty of space for a pool), this is a delightful property requiring no work at all. The barn is an ideal size and shape to convert into a holiday business, with sufficient space for five B&B rooms plus one or two gîtes. Airports Pau (46 minutes), Tarbes-Lourdes (1h 10m) and Biarritz (1h 34m), skiing 1 hour, Atlantic surfing beaches 90 minutes. Read more ...

This attractive farmhouse, built in 1835, retains many of its original features such as exposed wooden beams and stone walls (galets du gave) to create a cosy, welcoming atmosphere throughout the property. With three good-sized bedroom and a family bathroom, it is an ideal family home requiring no immediate work at all - you can just move in and relax! The attached barn did once communicate with the house and could easily be incorporated into the living space to produce further reception rooms or perhaps a downstairs bedroom.

Set in peaceful, rural surroundings, the centre of the village is a short stroll away from the farmhouse. The Medieval market town of Oloron-Ste-Marie is just a 13-minute drive away, where you will find numerous shops and a twice-weekly farmers’ market. If you have a family, you will be spoilt for choice for schools in the area – and if you enjoy visiting the coast and the mountains, the farmhouse could not be better placed for reaching both coastal resorts and skiing resorts.

Ground floor:
- a sitting room with a fireplace, separated by a staircase from an open-plan living area with a kitchenette
- a family bathroom

First floor:
- master bedroom
- a large mezzanine (previously a fourth bedroom, which could be reinstated)

Second floor:
- two further bedrooms

On the ground floor there is a 50m² unit previously used for a catering business, currently comprising:
- a large, open-plan room
- kitchen
- shower room with WC
- two further rooms

None of the internal walls is load-bearing and so the unit could easily and cheaply be rearranged as a one or two-bedroom gîte, or extended into the rest of the barn to create a larger unit.

THE BARN (210m² + studio unit 50m² = 260m² in total)

Ground floor: an open space of 80m²
First floor: one open space of 80m² forming an “L” with a second open space of 50m²
There is plenty of headroom and the traditional charpente (roof structure) would make a most attractive feature if left exposed

The property is set in flat land of 1,523m². Attractively planted with mature trees and shrubs and extremely well-maintained, the land is perfect for installing a swimming pool, along with a summer kitchen and a children’s play area.

If you are looking for a small-scale renovation project, this charming farmhouse will definitely meet your wishes! The property is already a lovely family home, but could be made even larger by creating more living space in the adjoining barn. The barn already has a small studio apartment on the ground floor which could be enlarged into the rest of the barn. On the first floor, there is sufficient space to create up to five B & B rooms or one, or even two gîtes.

Telephone & ADSL
Mains water from a source at nearby Ledieux
Heating (house) : wood-burning insert & electric panel radiators
Heating (studio unit) : gas boiler & radiators (could be extended to the house)
Insulation throughout house and studio unit
Above-ground external gas tank
Two septic tanks (requiring a small amount of work within a year of purchase)

Poey d’Oloron is in the Béarn, one of the ancient French provinces in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just an hour and half away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...)

Film buffs might be interested to know that the town of Oloron Sainte Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
