Bourgeois elegance and great income potential! This charming 19th-century maison-de-maître of 257m² is set in 3500m² of mature garden bordered by a stream, and comes with a huge barn, convertible roof space and more than 3ha of woodland and farmland. If your dream is for a fabulous family home with B&B bedrooms and gîtes, visit quickly! Read more ...

This charming maison-de-maître would not look out of place in Paris, yet is set in peaceful, rural surroundings in one of the prettiest villages in the Béarn, attracting tourists all year round. This hidden gem would be ideal for setting up a boutique Bed and Breakfast business, while the huge adjacent barn could easily accommodate the creation several gîtes.

The elegant metal gates at the entrance to the property perfectly reflect the bourgeois style of this typical 19th-century maison-de-maître. The original architectural features of the house have been retained, such as the old wooden staircase and the open fireplaces. Outside, the mature garden has been generously planted with a wide range of trees and shrubs - and would be ideal for installing a swimming pool.

Part of the house has been arranged so as to provide a self-contained one-bedroom apartment (75m²) which has an independent entrance from the courtyard between the barn and the house. It is separated from the house by two doors, which means that it can be reintegrated into the house when required.

Along with two large and three smaller bedrooms on the first floor, the house also has a huge, unconverted roof space with plenty of headroom, which could easily be converted into several further bedrooms, making it ideal for the creation of a boutique B&B business.

The adjacent barn, with lovely brick windows, is huge (236m² floor space per level). Originally on two levels, one half of the barn has had the roof raised and window openings added to create a third storey. There is sufficient space in total to create at least three generously-sized gîtes (or apartments for long-term letting). Alternatively, part of the barn could be left as it is, providing a substantial open space for activities or courses such as painting, cookery or yoga.

Just a short stroll away from the centre of the picture-postcard Béarnais village of Lucq-de-Béarn, the house is in an ideal location, with the Atlantic coastal resorts to the west and the Pyrénées skiing resorts to the south. Several Béarnaise market towns are close by – Oloron-Ste-Marie, Navarrenx and Sauveterre-de-Béarn – as well as the city of Pau (40 minutes), the verdant Basque Country and the Spanish border (65 minutes).

THE LOCAL AREA

Lucq-de-Béarn is renowned for its delightful architecture and still has the ruins of an abbey which was destroyed during the Reformation in the 16th century. Prior to that, as one of the most important villages in the Béarn, Edward I, the King of England, visited the village several times between 1287 and 1289 in order to help settle differences between the King of France and the King of Aragon.

Lucq-de-Béarn, as its name suggests, is in the Béarn, one of the ancient French provinces in the south-western Pyrénées and at the gateway to the Soule, one of the three provinces of the picturesque French Basque Country. It is close to the Spanish border, Pau, Lourdes and an easy drive from the famous beach resorts of the Atlantic coast, such as Biarritz and Saint Jean de Luz. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are less than two hours away (Biarritz, Saint-Jean-de-Luz, Hossegor...)

Film buffs might be interested to know that the town of Oloron Sainte Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!

SHOPS & SERVICES

Lucq-de-Béarn itself does not have any shops but it does have a garage, a café and a very popular (and reservation-only) restaurant, La Taverne de l'Ange Oliver. The nearest boulangerie for your morning baguette and croissants is at Geüs-d'Oloron (13 minutes’ drive).
Oloron-Ste-Marie (18 minutes) - Leclerc and Intermarché hypermarkets, But, Darty, hospital, all services, theatre, cinema, bars, restaurants, swimming pool...
Pau (41m) - everything you could possibly want!
