Located in an historic area of Oloron Sainte Marie and with lovely countryside views from its walled garden, this gorgeous property could not be more perfect. All local amenities can be reached on foot or using the town's free shuttle bus. In addition, the house looks over a pretty square where local fêtes, markets and outdoor entertainments often take place.

The house is a former presbytery, which dates back to the 17th-century - and many of the surrounding properties date back to the medieval 12th and 13th centuries. The property comprises a three-storey house (241m²) with five bed & breakfast rooms, a two-bedroom summer house in the walled garden and a garage for one car (there is ample free parking for guests around the square at the front of the building). The garden (900m²) has a terrace area and is planted with fruit trees (fig, cherry and banana trees). There is also a flat area which would be ideal for installing a swimming pool.

Garden level (about 77.5m²):
- a sitting room of 33.5m² with a large Béarnaise fireplace
- a kitchen of 21m² (semi-professional range cooker, two chopping blocks...) and access to the terrace and the garden
- a bedroom (18m²) with access to the garden (this room has been fully equipped for use as a hammam but is currently used as an additional bedroom)
- a shower room (5m²) with shower, vanity unit, WC

First floor (about 104m²):
- four bed and breakfast rooms, each with an en suite bathroom (shower, vanity unit, WC), a television and internet access and a view over either Place St-Pierre or the garden and the countyside beyond
- the bathrooms of two of the rooms have a lockable communicating door between them, which lets the two rooms operate as a family suite

Second floor (about 60m²):
- reversible air-conditioning
- a sitting area on the landing (25m²)
- a fifth bed and breakfast room with an en suite bathroom (shower, vanity unit, WC), a television and internet access and view over Place St-Pierre
- a sixth bedroom with an en suite bathroom (shower, vanity unit, WC), currently used by the owners

Although the level of occupancy is already excellent, there is potential to attract even more guests by installing a pool and completing the hammam. In addition, the catering side could be expanded by offering lunches or extras such as afternoon teas!

And the icing on the cake? The house is sold with the letting bedrooms and other public rooms completely furnished and equipped - you can literally arrive, set down your suitcases and start welcoming your guests!

Oloron Sainte Marie is in the Béarn, one of the ancient French provinces in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach. Founded by the Romans, the town lies on the pilgrim route the Chemin de St-Jacques de Compostelle.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just an hour and a half away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...) There is also an Aeroclub for small planes and gliders in nearby Herrère.

The mairie and the two weekly markets of the medieval town of Oloron Sainte Marie are just five minutes away, as are local shops, restaurants and pretty riverside walks along the Gave d’Oloron. The town has recently been officially classified by the French government as a “ville active et sportive” and has many sporting facilities and cycle routes. There is also a free shuttle bus service for getting about.

Despite its relatively small size (population 10,000), Oloron offers an unusual number of cultural events and activities, both amateur and professional and its excellent and well-stocked modern médiathèque, set glamorously where the Gave d’Ossau and the Gave d’Aspe join to become the Gave d’Oloron, won its architect the prestigious Equerre d'Argent prize.

Film buffs might be interested to know that the town of Oloron Sainte Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
