This lovely property started life as a working farm built by the present owner’s family around 1900. Only the very best local materials have been used, from the galets de gave forming the walls to the locally-mined slate of the roof.

The house has been gradually updated over the years, in particular by the fitting of double-glazed windows throughout and electric central heating. The double sitting room also has a powerful woodburning stove which in practice means that the electric heating is in general only used to top up the temperature.

GROUND FLOOR

Entering from the courtyard to the east of the property, a small entrance hall with WC leads to a generously-sized kitchen with the original fireplace with a bread oven, which could be brought back into use. A door at the back of the kitchen leads to a covered terrace and the walled garden.

To the left is the double reception room which is flooded with sunshine right through day, as the façade of house points due south. From every window, there is a lush view of the surrounding mountains. A large wood-burning stove provides most of the heat necessary for the whole house.

FIRST FLOOR

The original oak staircase leading up from the entrance hall leads to a long landing, off which are four bedrooms and a good-sized family bathroom. There is also a separate WC. One of the bedrooms ahs working fireplace. All these rooms are in need of redecoration but are otherwise in very good condition. It goes without saying that the views from all these upstairs rooms are quite stunning!


BARNS & HAYLOFTS

A hayloft form a third level above the house and joins that of the large barn which form the rear half of the house. A further, also with a hayloft, meets the lain barn in an L, forming two sides of the east-facing courtyard. All these outbuildings are structurally in very good condition, as is the roof throughout.

The total floor area of the barns is 220m² on each of two levels. In addition, the hayloft over the house measures 130m² making a total of 570m² of floor space. The main barn behind the house is sufficiently tall that were the existing floor in that building lowered, you could create three levels rather than two, so providing a further 130m². The total addition habitable floor space available by converting all the outbuildings is thus about 700m².


GARDEN

Entered from the kitchen or through a gate to the west of the façade, the flat, walled, garden is well-maintained and is sufficient large to accommodate a swimming pool. The existing L-shaped plot containing the house, the outbuildings, the courtyard and the walled garden is approximately 2000m² in area. A further 300m² is to be included in the sale, making a roughly rectangular plot totalling 2253m². The exact limits of this plot will determined by an expert géometre before the sale is finalised.

All or part of a further 4ha (10 acres) to the south and west of the house is available for purchase if required. None of the adjoining land is constructible, nor is it ever likely to become so, so you can rest assured that the gloriously green and pleasant setting will remain that way.

THE LOCAL AREA

Just three minutes’ drive (or a 20-minute walk) from the house, the little town of Bedous offers a range of small shops, restaurants and services, whilst the village of Accous (4 minutes’ drive) has an Intermarché supermarket.

Bedous is in the Béarn, one of the ancient French provinces in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach. The town lies on the pilgrim route Le Chemin de St-Jacques de Compostelle.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just a couple of hours away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...)

Film buffs might be interested to know that the town of Oloron Sainte Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
