This large group of linked ancient stone buildings, is in a small village, without shops, but just 2 miles from the pretty village of Goudargues, famously known as the “Venice of the Gard ”. Here, there are lots of small shops, a lively weekly market, and lots of interesting restaurants and cafés. For more serious shopping there is the town of Bagnols-sur-Cèze, 10 miles away, with large supermarkets, a hospital, and very large weekly market. The charming historic towns of Avignon, Nimes and Uzes are an easy drive and there are major airports and TGV stations at convenient distances.

The village is in the 'Provence-Gard' region, in the Cèze valley, not far from the Cèze gorges, and just south of the Ardèche gorges. This is a big tourist region, with caves to visit, mediaeval villages, roman towns and ruins, and wine tasting with the famous Rhone Valley wines, and delicious local specialities to taste. This is a perfect location to take up an already established gites business.

This old stone house, consisting of several linked buildings, has been sympathetically renovated to high standard, using natural materials. It is on the edge of a sought-after village, in attractive , peaceful grounds which are not overlooked. It has a large gravelled courtyard with a roofed dining area, terraces and a lovely pool area with beautiful views.

A benefit of this property is its flexibility. Currently it is arranged as 3 gites and a charming owner’s house. However, it has, in the past, been used as 4 gites and if the owners needs are less one of the smaller units could be used.

The main house feels like a provencal country cottage; spacious and bright with wide main doors opening out onto a small private courtyard, surrounded by flowering bushes and wisteria. It is double glazed throughout and has terracotta flooring. The rooms are:

• Large sitting room, dual aspect, opening onto the courtyard…30m2
• Country kitchen, with dining area, opening onto the courtyard…24m2
• Bedroom 1...double 15m2
• WC
• Family bathroom with bath, shower and WC
• Bedroom 2…twin double, 15m2
• Bedroom 3…en suite 12m2

The three Gites are currently :

Cotes Roties (sleeps 2/4)
• Double bedroom
• WC, and shower room
• Large sitting room and kitchen, 30m2, opening onto the terrace
• Terrace 10m2, looking over a courtyard

Chateauneuf (sleeps 2/4)
• Double bedroom 11m2
• WC, and shower and bathroom
• Large sitting room and kitchen, 30m2, opening onto the terrace
• Terrace 10m2, looking over a courtyard

Lirac (sleeps 6)
This again is rather like a small separate house, with its own courtyard garden and terrace.
• Ground floor sitting room and kitchen, 25m2, opening out onto the courtyard
• Upstairs bedroom 1, 15m2
• Bathroom with bath and shower, WC
• Upstairs again, bedroom 2 , 18m2 , leading out onto a small terrace with lovely views

All the accommodation is sold fully furnished and ready to operate. There are plenty of opportunities for commercial exploitation of the property including a unit opening onto the village street which might be converted and used as a café or similar. This is a unique opportunity to acquire a proven business in a leading tourism area in the South of France.

Key characteristics:
• Excellent location, near to Goudargues
• Very private grounds
• Private parking
• Outdoor games room
• Swimming pool with lovely views
• Renovated to a high standard
• Excellent rental potential
