The Campsite is on the edge of a quiet hamlet, a couple of kms from St Saud Lacoussiere. There is a small cluster of buildings, which includes the owners 1 bed house, a one bed gite and the bistro, formerly a 3 bed gite. There is also a reception building and a washroom.

The campsite itself has a large sanitary block with toilets, showers and sink cubicles, plus a smaller sanitary block. There are 48 pitches in all, of which 3 have large wooden tipis, which will sleep at least 5 people , plus 5 large canvas tents. For these 8 pitches there are BBQ's, tables and benches provided. A large above ground pool has recently been installed, which has helped increase bookings significantly in 2018.

Additionally, there is a large workshop which also houses the gas boiler providing hot water plus all the machinery and tools needed to run the campsite.

The pitches are well shaded and spacious, scattered across the 2.5 ha (6 acres) site. All have electrical hookup points. Adjacent to the existing campsite is a further 2.7ha of 'terrain a loisir'. This means that it has been zoned for further development as a campsite.

The owners also have planning permission for a 40 cover restaurant on the existing campsite, work on which has begun with the footings being installed.

The owners house has an attractive, semi-open plan kitchen / living room, a spacious bedroom with en-suite shower and toilet on the first floor and a large utility room at the rear. There is a pretty terrace to the front of the house and a private garden to the rear.

To one side is the gite. This also has a shady terrace. Inside there is a kitchen diner, living room and shower room with toilet on the ground floor. Upstairs is a double bedroom, with an alcove, large enough for 2 children's beds.

To the other side of the house is the bistro. Formerly a spacious 3 bed gite, there is now a good sized bar / dining room, a second dining room, a shower with toilet and a further storage room on the ground floor. Upstairs is one large room. There is a good sized 'pub garden' area as well.
