This is a large and impressive stone house in the centre of town and only a few hundred yards from the beautiful river Vienne, with stunning views and within easy walking distance of all amenities and a weekly market just over the road.

The sturdy old oak front door brings you into an elegant hall with the beautiful staircase straight ahead, with a handy downstairs loo under the stairs, the living room to your left and the kitchen to your right. The living room is a wonderful space (30m²) with french doors to the courtyard and windows to the street at the other end and an 'insert' wood-burning stove for cosy winter nights and which the current owner finds sufficient to heat the whole house all winter. Beyond the sitting room is the dining room (31m) with two beautiful glass chandeliers and a marble fire surround. The galley kitchen (17m²) is the other side of the hall with the sink at one end with a beautiful view out to the hills beyond the village. The other end has French windows to the courtyard, a range cooker and the whole kitchen has tasteful fitted units.

The fifth bedroom is through bedroom 4 and is a most impressive bedroom(26m²) with a massive cupboard in addition which I would be very tempted to turn into an en-suite bathroom as it is over 1.5 metres wide and 3.2 metres long. There is a double doorway from here leading through to the separate apartment, which the current owner lets successfully throughout the year.
The second floor is a beautiful attic (60m²) ripe for conversion if you want more space. There are two rooms to the left of the landing which would have been where the servants slept in the olden days and the other side is just attic with some low beams.
The courtyard is divided into three separate terraces on different levels, with a lovely sitting and eating area immediately outside the kitchen and sitting room, with an outbuilding providing a utility and boot room, and round the corner is also access to the storeroom (23.83) from which there is a door (blocked up) through to the dining room, so you could turn this room into more habitable space, should you so wish. Up a short staircase you come on to the level of the stables and various other outbuildings. There are big double gates so that you can drive into here if you wanted to. The stables is a gorgeous building, with its arched windows and would make a wonderful 2 bedroom gîte, either to let or just to have friends to stay. There are various other small sheds on this level including a woodshed and a great little garden shed with the tank for the well water which is used to water the garden. The walled garden is enchanting, hidden as it is behind a wall and with a very posh gate, and containing the antique arched greenhouse and wonderful Pigeonnier with its old fashioned wooden toilet seat, which would make an excellent pool house if you decided to add a swimming pool on the large flat piece of lawn.
The apartment has a private entrance, garage and courtyard completely separate from the accommodation you will be using as owners. The apartment has one bedroom, a recently renovated bathroom with bath, basin and loo and a large living room and kitchen/dining room.
There is a massive garage under the apartment which would fit at least 3 cars and a further smaller garage up beside the door to the apartment.
Availles Limouzine is a thriving riverside town with many activities and amusements: there are lovely walks, tennis, bicycle rides, fishing opportunities including competitions, stables and riding, a lovely campsite with a boules club, motor racing and many more tourist attractions nearby. There are shops, hotels, pharmacy, doctor, dentist, and a choice of bars and restaurants and a primary school all within walking distance. The dynamic towns of Confolens (with its international dance and music festival every August) and L'Isle Jourdain (with its viaduct you can bungy jump off) are both about 15 minutes drive away and offer a wide range of shops and entertaining ideas.
Limoges airport is about 50 minutes drive (58km) and Poitiers airport is about an hour's drive away (72km) .
