The entrance gives access to the open plan living space with very spacious sitting room (37m2) with modern log burner to your right and fully fitted kitchen (24m2)to your left. There is a large window to road side where there is no passing traffic. A glass doorway from the kitchen to access a wooden mezzanine terrace overlooking the garden, ideal for those alfresco meals! The main stairs to reach the first floor leave from the kitchen. Also on the ground floor is a separate dining room (19m2), with glass door from the front of the house. There is a chimney flue in this room which has been boxed in but could easily be reopened. Beyond the dining room is an office area (13m2) with separate WC and staircase to reach the guest areas. Beyond the office is the first garage (29m2) which is very large and suitable for 2 cars. This houses the boiler, fuel tank and laundry; then through to a second garage (20m2) which could also be used as a wine store. Both garages have doors to the road at the front of the house and steps to the private garden at the rear of the house. On the first floor there are 4 bedrooms all of which benefit from windows plus veluxes to increase the amount of natural light. The first bedroom(26m2) is next to a very large family bathroom (including bath, separate shower, double basin and WC) The smallest bedroom (10m2) is ideal for a child and is currently used as a hobby room with a view over the garden. A further very spacious double bedroom (24m2) is currently the parental suite with built in wardrobe nas an ensuite oversize walk-in shower, modern vanity unit and WC. Double soundproof doors separate the parental suite from the side of the house which has been designed with bed & breakfast guests in mind (which can also be accessed by the separate staircase) There is a large double bedroom (19m2) with ensuite shower room - oversize walk-in shower, double vanity unit, WC. A wide corridor (9m2) leads to a second space, not currently renovated but could easily be incorporated (electricity and plumbing already accessible) to make a second guest bedroom(20m2) and en-suite shower room.

Outside, the south facing garden is very private, tucked up against the ramparts of the town wall. It is part of the old moat and the stream runs through the end of the garden. The only sound (other than the birds) is the water running through the nearby lock which controls the water flow.... simply idyllic!

Richelieu, the historic walled town was built for the infamous Cardinal, made famous by Alexandre Dumas in his novel about the Three Musketeers. While the Cardinal’s chateau no longer exists, the beautiful park but some of the original buildings remain. Easily accessible from the UK (TGV Paris to Tours 55 minutes, Regular low cost flights to Tours, Angers and Poitiers, A85/A10 motorways allow access to the ferry port of Caen in 3 hours.) For those planning to run a business the area is very attractive to tourists given the Loire Valley Castles and wineries.

Technical spec - Heating : 14kw wood burner plus oil fired central heating (which also controls hot water, 130l tank). Boiler replaced 2003, rarely used. Mains drainage. Roof done 2003.

DPE test on going.
