This house is in a charming location. It has recently been rescued from ruin and renovated to create a modern interior with character, space and light. It is centrally heated and has a lot of practical features as well as being very competitively priced. A mixture of old and new! Read more ...

There is plenty of parking on the pretty village square, and stone steps lead down to the house, which has old stone planters on each side of its double entrance doors. Inside these is a draught lobby with glazed doors and screens so that one can leave the external doors open and get plenty of light and air into the living room. The lobby is big enough for a table and chairs and adds character to the entrance.

Inside is a double-height space with mezzanine and a gothic arch allowing natural light to the staircase. There is a kitchen bar and more kitchen space defined by an arch under the stair. To the left of the entrance is a WC with basin and utility area.

On the first floor the mezzanine leads to an en-suite double bedroom with a lovely view onto the church square. A second staircase leads up to the second floor, with two double bedrooms. One has a sloping ceiling and exposed beams, looking over the square, the other has double glazed doors leading out on to the terrace, which is partly boarded giving a window onto the stairs, and partly whitewashed, with a large opening giving a lovely view over the roofs and the countryside to the south of the village. There is also a super shower room on this floor.

There is a cellar accessed from outside which is 42m² approx., with about 15m² usable area at present. It has a well and will be great for storage. The house will be centrally heated using an electric boiler from Germany. The taxe foncière is approx 100€ per year.

The village has a great organic bakery with café, and an excellent wine caveau, as well as a post office and 2 restaurants. It is 5 km from all amenities at Olonzac, 12 km from the bathing lake at Jouarres, 33 km from Narbonne, 52 km from the beach, 46 km from Béziers, 58 km from Béziers airport, 40 km from Carcassonne, 43 km from Carcassonne airport, and 125 km from Spain, (an hour and a half).
