From the sitting room the stairs lead up to a spacious light master bedroom with exposed beams, a spotless new bathroom, and the fourth, smaller bedroom.
The upstairs rooms are fully insulated with double glazed windows and all the electrics and plumbing are newly installed. The wood-burning stove is extremely effective, but there is also a relatively new, efficient oil-fired boiler to keep you warm throughout the house in the coldest winter.
The salt-water, in-ground, swimming pool meets all regulations and has a motorised cover.
The outbuildings comprise a workshop with the pool workings and room for the sit-on mower or bicycles, and a lovely open hangar, created from an old cottage where you can sit in the shade to eat or sip your aperos, or, in colder weather, garage your car. The fireplace with its chain and ratchet for the cooking pots, has been retained.
A bare 100 yards away you find the lake, set in a well-maintained, grassy area with gorgeous mature trees. There is a small building to store the rods and tackle and even a hide, if you wish to study the bird-life. Even if you are not a fisherman (or woman) this is a haven of peace and beauty. When the house was bought there was no requirement for it to be registered with the DDT. The owner is working on getting the registration.
The house is near the pretty village of Luchapt, noted for its annual themed festival, and 10km from both Availles, which has two good restaurants, and L'Isle Jourdain which has all amenities, bakery, supermarket, DIY shops, etc, schools, water sports and even bungee jumping from the viaduct if you are brave enough.
