Perhaps the perfect second home to lock up and leave; a solidly built stone town house with no maintenance to worry about; 1 minute maximum to all the conveniences in the formerly important town of Labastide-Rouairoux in the Tarn ; close to the Montagne Noire ,20 mins from the golf club of Mazamet, an hour from the beaches and airports, a pied-a-terre for those holidays in one of the last affordable regions of the south of France.
This modest but comfortable home, whilst needing perhaps a little modernisation, is ready to accommodate those all-important holidays with the minimum of fuss; park the car in the garage, drop the bags and walk across the road to the boulangeries and shops and get ready to enjoy the region.

The stone-flagged garage and entrance hall take up the ground floor, the living spaces being on the first floor in classic french style avoiding any question of damp in a traditional stone house. The WC off of the entrance is a useful addition. The garage has a practical sink and houses the gas boiler for heating this home.
Up the fine wooden staircase we come to a modest but adequate kitchen of 6m2 leading to a generous 23m2 lounge/diner with working fireplace, a spacious but cosy L- shaped room with parquet flooring and tongue and grooved ceiling, nicely decorated in all and with electric roller shutters to one aspect.
Up another fine hardwood staircase to a quaint landing leading to 2 bedrooms at 10m2 and 9m2 ,served by a bathroom with small bath/shower with WC. These are charming, cosy rooms under the eaves with sloping tongue & grooved ceilings, nicely-decorated and centrally-heated by the bottled-gas system as below.
The house has recently been traditionally stucco-finished outside and is a very solid home with all necessary to make a fine holiday home without the work involved with owning land.Well situated on the Tarn/Herault borders, in the beautiful gateway between Languedoc and Midi-Pyrenees.
The house is in easy walking distance of all conveniences, shops, restaurants, banks etc. Labastide-Rouairoux has a weekly market as does the nearby town of Saint Pons de Thomieres which is the capital of the beautiful Haut Languedoc regional nature reserve and whose settlement dates back to the Stone Age as proves its museum of Prehistory. Labastide also boasts a textile museum having been the most important textile town in the region apparently because of the purity of its river water. A little further afield the vineyards of the Minervois can be reached within a half hours drive, and the Mediterranean beaches in an hour and a quarter. The property is equidistant from Carcassonne and Beziers airports at around the same amount of drive time, Toulouse and Montpellier airports being a little further (1h45mins)
