Pretty stone house with open plan lounge/dining room/kitchen, bedroom and bathroom that are all but finished and attic above that has been part converted to create another bedroom, shower room and office. Huge attached barn and other outbuildings and a lovely garden surrounding the property. Close to the pretty village of Vayres (2km) and under 10 minutes from Rochechouart (10km) and Oradour sur Vayres (4km), with full amenities. 39km (under 40 mins) from Limoges airport. Read more ...

A private driveway takes you down the side of the property and then large gates open out in the open courtyard with the house and main barn on your left and other outbuildings and garden to you right. A beautiful start.

The house itself is immediately habitable but there is work to do to finish everything off completely. You have an open plan lounge/dining room/kitchen (48m²) with a feature fireplace with log burning stove. This stove runs a back boiler and radiators for the whole house. You also have a original bread oven behind. The floor is tiled throughout and this space is ready to go with just a few finishing touches to required. At the rear, a lobby/office area (8m²) with a bedroom (14m²) to the left and bathroom (5m²) plus separate WC to the right. Again, this area is in pretty good order with just some finishing to do.

Upstairs, the first part of the attic remains just that : attic (48m²). However, at the rear, a bedroom (12m²) has been created, leading to another office area or large dressing room (13m²) and then a shower room with WC (8m²). These rooms are also habitable and have radiators from the ground floor stove, but do need to be fully finished off (including electrics, plaster board, decor etc).

Alongside the house is a simply enormous barn (300m² : 12m x 25m), which appears to be in good condition throughout. The expansion potential is clearly huge. Opposite you have a series of stone outbuildings used as potting sheds and garden stores (60m² and 22m²). Both have metals roofs. In the centre, the beautiful graveled courtyard with well.

The garden surrounds the property but the bulk is off the courtyard, so is in plain site from the under cover terrace at the front of the house - a wonderful place to sit out and enjoy the views.

The septic tank complies with the current regulations and the roof of the main house is good condition. The electrics and plumbing are recent but would benefit from being checked over and the electrics for the first floor rooms are not finished.

In summary, a wonderful stone farmhouse in a fabulous setting and with huge potential.
