Labastide en Val is a small village close to Lagrasse one of the most beautiful villages in France, in an area of outstanding beauty in the peace and tranquillity of wooded hills and vineyards. Within an hour to airports, beaches Carcassonne and Narbonne. Read more ...

Have you ever dreamed of living in a lovely old village house in the heart of a hamlet amidst wooded hills and rolling vineyards? Here, in a house lovingly and artistically restored, you are surrounded by peace and tranquillity. The mountain of Lacamp rises above it and water tumbles down, flowing through clear, green pools to the river in the centre of the village where trout come to the surface and water flows into narrow canals to feed the wonderfully productive vegetable gardens.

Located in an area of outstanding beauty, it is indeed “away from it all”! Nonetheless it is only a 5 minute drive from butcher, baker, grocery and hairdresser in a nearby village and there is a chemist 15 minutes away. La Bastide itself is served by a bread van which calls every day (except Wednesday) and other vendors who call on a weekly basis bringing charcuterie, groceries (and melons in the summer.)

The old stone house retains its unique character with windows and doors hand-made by a local craftsman. It has a bright but homely front room with original stone floor and open beams throughout and a large family bathroom on the ground floor. On the first level there is a lovely French country kitchen (all electric) and dining area with high beamed ceilings, original terracotta floor tiles and open cheminee, a good sized bedroom and another shower room. 2 airy bedrooms on the top floor, one leading out onto the roof terrace with fabulous views.

In summer the old stone walls and tiled floors offer welcome cool from the summer heat. In winter, central heating discreetly installed keeps the house warm and cosy against winter cold and an open fire can be lit in the cheminee.
The village is served daily by a bread van and other vendors who call on a weekly basis bringing charcuterie, fresh fish, groceries, and melons in the summer.

Possibility of buying a remise (large storage area) for 10,000€
Loan of a vegetable plot with amazing views, is very much a possibility

A little gem!
