This grassland farm has been used for quality hay production (for export) on about 70% of the land over the last 10 years but would equally be suitable for sheep or cattle (with appropriate fencing). The two houses have really superb views over the rolling Haute Vienne countryside. The farmland is essentially in two blocks on a quiet inter-hamlet country road: one block (69 hectares) surrounding the houses and farm buildings with part on the other side of the inter-hamlet road; the other 39 hectares only 500m or so up the road. There is a private drive that leads to the two houses and the farm buildings. The more modern and superbly renovated (and extended) 3-bedroom main house provides about 160m2 of habitable accommodation on two levels. The second (and original farmhouse) provides about 120m2 of habitable accommodation on three levels with a large attic space to further exploit. There are three stone-built barns of 166m2, 144m2, and 40m2 - all with roofs in good order plus a further recently constructed barn for hay storage. There is also a solar paneled barn currently under construction – the farm owner having full use of the barn internals for day to day requirements. Read more ...
The main house, which sits independently from all other buildings, has been extended and fully renovated over the last 10 years. It has a boot room (6m2) and WC, fitted kitchen/dining room (25m2), large front to back sitting room (31m2) with beautiful feature fireplace housing a wood burning stove and french door access to the front garden with those superb countryside views, a second front to back large sitting room (30m2) with french door access to both the front and rear gardens and windows to the side. Upstairs there are three bedrooms (19m2, 19m2 and 31m2) one with en-suite shower room and WC; the other two with a “Jack and Jill” bathroom and WC. If extra heat is required all rooms are fitted with electric radiators. All windows are double glazed and the roof is relatively new. The original farm house on the ground floor, has a fitted kitchen (22m2), dining/living area (28m2) with french door access onto the terrace, two bedrooms (11m2 and 11m2) and an office (7m2) plus a bathroom and separate WC. On the first floor there is a 22m2 room currently used as a bedroom leading to a large balcony providing those superb views of the countryside. On the second floor there is a a 20m2 room that could be that 4th bedroom. The house benefits from oil central heating and double glazing. There is further potential for renovating the attic space (75m2). All of the barns have electricity and water. The nearest village is Blond (6.5 km) - a pretty village with restaurants, primary school, boulangerie etc. Mezieres sur Issoire with similar facilities is also about 6.5 km away. The larger town of Bellac (for all facilities including large supermarkets and all schooling requirements) is only 11 km away. Bellac benefits from being on the Limoges to Poitiers branch railway line; Poitiers providing cross platform TGV connections to Paris and Bordeaux, also to Brussels and London (via Lille). The all-year-round international airport at Limoges is only 40 km away. This area is also rich in a wide variety of outdoor pursuits such as riding, cycling, water sports such as kayaking, fishing, walking.
