This is a very special property, which lends itself perfectly to the B&B business, whilst offering the proprietors an idyllic lifestyle.
B&B guests include those attending weddings & events at the chateau, and the owner has their own website which attracts other guests from far & wide.
The internal layout affords space and privacy to the guests and the proprietors. The garden is a delight, with its river frontage, and there are numerous restful places to sit and enjoy the sun or the shade.
There is easy access to lovely country walks, or you can walk to the bar, restaurant or boulangerie, take a tour of the chateau, sit in the chateau square with its fountain or even go panning for gold. There are many other fascinating places within easy reach by car to visit and enjoy.
The main house is entered from the beautifully laid out garden. The accommodation comprises:
Dining room, 40m2, with tiled floor, exposed beams and a large traditional fireplace & woodburning stove. This room is laid out for guests’ breakfasts and evening meals with quality furniture.
Kitchen, 15m2, with fitted cupboards and tiled floor
Lounge, 34m2, double aspect with exposed beams and stonework, fireplace & woodburning stove – a lovely private room for the proprietors to relax in.
Utility room, small but with space for a large commercial washing machine, a tumble drier and all the cleaning equipment.
The staircase leads from the dining room to the first floor landing, where you will find:
Master bedroom, 28m2, very light & airy, double aspect with French doors overlooking the garden & a window overlooking the rear of the property, with the river below & glimpsing the chateau between the leaves of the trees. This bedroom has an ensuite shower room with WC & a spacious walk-in wardrobe. There is a lobby between this room & the landing (with large cupboard) which adds to the feeling of privacy, and, having plenty of room for easy chairs the room is a wonderful, peaceful haven for the proprietors.
Guest bedroom 1, 13m2, with ensuite shower room.
Linen room, with plenty of shelving and room for ironing board etc.
A further staircase leads from the landing to the 2nd floor where you will find:
Guest bedroom 2, 25m2, with ensuite shower room
Large attic, 71m2, offering plenty of storage space which could be converted if required.
There are 3 further guest rooms, which all have private, individual entrance doors off a very pretty courtyard, with seating areas:
Guest room 3, 16m2, with large bathroom with shower cubicle & bath, and a staircase leading to an attic bedroom, 25m2. This is a super family unit.
Guest room 4, 16m2, with small ante room & ensuite shower room
Guest room 5, 20m2, with lounge area with fireplace & woodburning stove, and ensuite shower room.
There are cellars under 2 of these guest rooms, offering more super storage space. The cellar under the largest guest room has been set out as a wine-tasting cellar and could perhaps be used for art/craft workshops, and the other is currently used as a workshop.
A balcony runs behind the house & the guest rooms, and overlooks the river, offering even further options for a quiet interlude.
The delightful garden is laid out on several levels, leading down to the riverbank. There is a large shed/woodstore which could perhaps be converted into a garage if preferred, although there is adequate parking, newly resurfaced, in front of the property.
This property has been lovingly refurbished by the current owners. The roofs have been retiled and most wiring and plumbing has been renewed. Everything is regularly freshly painted and beautifully presented, ready for the new owner to walk straight in.
