Under contract - Located at the end of a country lane and with panoramic views of the surrounding countryside, this delightful hillside farmhouse (which needs some renovating and finishing touches) and gîte are set in nearly a hectare of land, which slopes down the hillside to a stream. Although entirely separate buildings, the farmhouse (110m²) and the gîte (80m²) are connected internally via a conservatory, so it would be very easy to use both houses to create one large family home of 190m². Alternatively, one of the houses could be lived in by the owners and the other house could be rented out to holidaymakers, either as separate B&B rooms or as a gîte (as the owners have done very successfully in the past), or used as a home office, a consulting room, an art studio… Read more ...

Built over 200 years ago and with huge potential for the new owners, this super property comprises a farmhouse (which requires some renovation and finishing touches), a gîte, outbuildings and nearly a hectare of land. The owners have successfully rented out the gîte to holidaymakers both as B&B rooms and for self-catering during the summer months and skiing season, but one large family home could be very easily created since the farmhouse and gîte are connected internally via a conservatory. If you are looking for a property where you can work from home, run courses or simply keep donkeys or goats, visit quickly!

Hidden away at the end of a winding country lane, the property is set around a south-east-facing courtyard in a u-shape. Straight ahead is the original farmhouse, to the left is the gîte (once a stone barn) and to the right is another barn with a workshop area, which could be converted into more accommodation or used as stables or even a yoga studio...

The front door of the farmhouse opens into an open-plan sitting room/dining room of 40m² and has access to a conservatory at the far end and to a covered terrace for outdoor dining. In addition, there is a working bread oven in the conservatory. Also on the ground floor of the farmhouse are a separate kitchen, a master bedroom, a shower room and a WC. Upstairs, there is a huge open-plan loft bedroom and playroom, which could be divided into two separate bedrooms or a bedroom with a shower room. NB: because this bedroom is currently open-plan and the farmhouse is in need of some finishing, the new owners might prefer to rent out the farmhouse to holidaymakers and to live in what is currently the gîte instead.

The gîte is accessible either from the courtyard or from the farmhouse via the conservatory. The building is a converted stone barn and many of the traditional exterior features have been carefully restored. On the ground floor, there is an open-plan sitting room/dining room with a kitchen area and a woodburning stove. There is also access to a south-west-facing decked terrace for outdoor dining. Upstairs, there are two bedrooms, each with an en suite shower room. One of the bedrooms also has an adjacent children’s bedroom, which could be used as a nursery or a dressing room, if preferred.

Opposite the gîte on the other side of the courtyard is an unconverted barn with a workshop area. The barn could be transformed into additional accommodation, a large gîte, a Bed and Breakfast suite or even a yoga studio (permission required). If you hope to keep animals, the barn is ideal for creating stables and a tack room. Adjacent to the barn is a carport for up to three cars, a henhouse and a garden shed. The property is set in land of 9,378m² (2.3 acres), which slopes away steeply from the farmhouse to the south and west and is crossed by a small stream. Much of the land is woodland, so ideal for donkeys and goats.

The city of Pau is 25 minutes away to the north of the property and ski resorts and the Spanish border are about 50 minutes to the south. If you fancy a day on the beach in Biarritz or St-Jean-de-Luz, the Atlantic coastal resorts are about 90 minutes away to the west, where you’ll find exciting beaches for surfing or calmer waters where all the family can swim and sunbathe.

This lovely property is not far from a bustling village with a bistro and about 10 minutes away from the town of Gan. A good choice of supermarkets, restaurants and bars can be found in the surrounding area - and there are local farmers’ markets most days of the week. For a much bigger choice of shops and amenities, the city of Pau is 25 minutes away and has just about everything you could possibly need, including excellent schools and a university. Pau also has an International school where the English national curriculum is taught.

The property is close to the Vallée d’Ossau, which is known for its Ossau-Iraty cheese made from sheep’s milk. The Vallée d’Ossau extends to the Spanish border, where you can ski at Gourette, or catch a small open train at Artouste to travel high up into the mountains. The GR10 is accessible at Gourette or you can join the Chemin de St-Jacques-de-Compostelle at nearby Arudy and then follow the “Voie du Piémont” all the way to the Medieval market town of Oloron-Ste-Marie en route for St-Jean-Pied-de-Port and Spain.
