Heart of Brittany dedicated to the passion for horses in a natural, calm and preserved setting.
30 minutes from the sea, Saint-Brieuc and its TGV station.
This true professional stud is the culmination of a passion for horses.
Their riders wear the red toque and the green and red lozenge gown.
The names of their superb horses, many of which have won awards, bear the affix of Armor, the name of this most remarkable stud farm.
This affix alone symbolizes a whole dream world that stretches from this little corner of equestrian paradise to the heart of Brittany facing the ocean.
Armor means, in old Breton, 'near the sea', unlike Argoat which means 'the land of woods and bocage', in other words 'the land of the interior'.
The designation is self-explanatory and the scene is set.
Ideally situated twenty-five kilometres from one of Brittany's most picturesque coastlines and its first fine sandy beaches, this large equestrian property is discreetly set in the heart of a peaceful stretch of unspoilt greenery, in a discreet hamlet bordered by two exceptional natural sites, Bosméléac Lake to the east and Guerlédan Lake to the west.
The environment is ideal for strolling or more sustained walks, fishing or various water sports and activities.
While apparently far from everything, this residence is nevertheless close to the essentials, both in terms of shops and various amenities as well as outings and escapes of all kinds. Everything is within a radius of two to six kilometres and Saint-Brieuc is only thirty-two kilometres away.
Nature is omnipresent, Culture is surrounding.
An amazing choice gives this exciting impression of freedom and well-being.
This equestrian complex deserves all the attention.
Built in 1949, the first buildings were originally intended as a farmhouse, probably for cattle breeding.
Today, it has become a remarkable complex that welcomes equidae, which themselves receive all the affection and attention of their passionate owners.
The premises seem designed and fitted out for horses: everything is there, absolutely everything.
Like any place devoted to a devouring passion or a beautiful cause, this one requires, after a certain time of good and loyal services, a little rejuvenation, which is defined by a simple refreshment of the interior of the living quarters or by a slightly more thorough renovation of the whole, according to the desire and the tastes of the buyers.
They are then free to occupy it as it is, because both houses are livable, or to renovate it to their own taste and at a lower cost because the structural work is in good condition.
The part of the property dedicated to human accommodation consists of two independent houses, one made of exposed stone, the other of coated stone.
The first house, approx. 135 m², comprises a ground floor and a first floor.
The ground floor, entirely tiled, is divided between a 30 m² lounge/living room, with a beautiful functional red brick fireplace, and a 22.6 m² kitchen-dining room.
The walls and ceilings obviously need some refreshing. However, the space on this ground floor could be completely refurbished and modernised, for example by pulling down the partition wall and integrating, over a smaller surface area, an American-style kitchen serving a welcoming lounge, dedicated to reception and hospitality. This is one idea, many others are possible.
A shower room and a toilet complete this level.
On the first floor, a corridor leads to four bedrooms, 22 m², 14 m², 11 m² and 10.5 m² respectively. An extra space of about 5 m² is used as a dressing room. However, as it is equipped with a water point, it could be converted into a small bathroom or shower room. Above this level, a large attic could itself be converted to increase the number of bedrooms or to give it a completely different use: sports/fitness room, games room, projection room with home video, library, etc.
Above all, the adjoining building, on the right-hand side of the house when facing it, comprises a huge 90 m² room, which is now used as a reception room, with a functional fireplace and a bar. An opening exists between this large room and the ground floor of the main house. This space could be used in another way, either as it is like a large reception room, or by creating other living and/or accommodation areas.
The potential of these buildings is considerable, with some fitting out and renovation work, which would in fact automatically optimise its market value.
The second dwelling house, of about 52 m², opens onto the same courtyard, perpendicularly to the first house.
Today, it serves as a gîte, but it can also accommodate older children, family, friends or any other visitor passing through.
It is essentially composed of two rooms: a 21.28 m² living room with kitchenette and a 20.94 m² bedroom. A 5.14 m² bathroom with a toilet completes this space.
The height under the roof and the gable of the roof make it possible to fit out the upper level. The living surface area of this second dwelling would thus increase.
It is interesting to note that the courtyard, which serves these dwellings, is neither paved nor made of dirt. It is simply stone. This characteristic gives it solidity, cleanliness and durability. Even in rainy weather, it remains immaculate with mud and other types of dirt that are undesirable for access to the dwellings. This means that one does not go directly from the meadows to the interior without first changing shoes or getting rid of the dirt that has accumulated there.
Moreover, this yard, which is ideal for a riding school, is spacious enough for parking several cars and for manoeuvring vehicles coupled with a van.
This detail, which may seem insignificant, is of great importance when it comes to accommodating or moving horses.
The equestrian centre is the jewel of this exceptional property.
There are five stables.
The first one, approx. 50 m², has only two loose boxes, each 25 m², in the immediate vicinity of the dwelling house. This small stable can be very practical for keeping one or two horses that need more attention closer to you or to isolate one or two individuals from the rest of the herd that require it.
The stable, with three boxes of 25 m² each, usually houses the stallions.
Two others have respectively four and eight boxes of 16 m² each.
The last, more imposing, has eighteen 12 m² per stall.
One of these last eighteen boxes is dedicated to foaling. It is equipped with a remote video surveillance system and an alarm.
A room with a water point is occasionally used as an adjoining veterinary room. It could also perfectly serve as a laundry room.
Finally, an ultrasound bar completes this last sanitary space dedicated to horses.
In terms of equipment, nothing is missing.
This stud also has a tack room, an eight-seater covered electric walker with rubber shavings and watering system, a lunge ring, an outdoor and indoor shower for horses and a sand track taken from the bay of Saint-Brieuc, with a considerable length of 600 metres.
Each stall is equipped with an automatic watering trough and grain cells. A large shed of 400 m² is used to store fodder. Three silos can hold about forty tons of grain.
Many paddocks spread over the entire property, which is bordered by various trees and hedges.
Of the ten hectares available, 3.8 hectares belong to the property as of right, while 6.6 hectares are rented at a very advantageous rate. A further 1.6 hectares is available for use if required.
A borehole allows the water supply of this very complete and economical, considering its size, installation.
A few other outbuildings and various arrangements make it possible to take full advantage of all the space one may need and even of the space one may not necessarily have the use of. This confirm the feeling of freedom and comfort.
Thus, the property also includes an enclosed henhouse, a garage, a workshop, a bicycle shed and various other places whose use remains to be defined...
The heating is mixed, both electric and firewood. In each room, the radiators are equipped with an individual thermostat that allows each person to set the temperature that suits him or her. One of the fireplaces is equipped with a high-performance insert. Recently installed solar panels provide part of the energy needs of the premises.
The frames are equipped with double-glazed electric roller shutters.
Finally, for potentially interested parties, aid is granted by the region for any new project in the world of horses.
This remarkable domain, with its extraordinary potential, is ideal for all those who perhaps dream of finally changing their life and/or who aspire to realise their dreams in perfect harmony with their passion.
These places are ideal to realize a personal or professional project, in connection with horses.
This property undoubtedly reveals the content and value of these priceless dreams, but certainly does not display the price.
