Built in 1949, the first buildings were originally intended as a farmhouse, probably for cattle breeding.
Today, it has become a remarkable complex that welcomes equidae, which themselves receive all the affection and attention of their passionate owners.
The premises seem designed and fitted out for horses: everything is there, absolutely everything.

Like any place devoted to a devouring passion or a beautiful cause, this one requires, after a certain time of good and loyal services, a little rejuvenation, which is defined by a simple refreshment of the interior of the living quarters or by a slightly more thorough renovation of the whole, according to the desire and the tastes of the buyers.
They are then free to occupy it as it is, because both houses are livable, or to renovate it to their own taste and at a lower cost because the structural work is in good condition.

The part of the property dedicated to human accommodation consists of two independent houses, one made of exposed stone, the other of coated stone.
The first house, approx. 150 m², comprises a ground floor and a first floor.

The second dwelling house, of about 52 m², opens onto the same courtyard, perpendicularly to the first house.

It is essentially composed of two rooms: a 21.28 m² living room with kitchenette and a 20.94 m² bedroom. A 5.14 m² bathroom with a toilet completes this space.

It is interesting to note that the courtyard, which serves these dwellings, is neither paved nor made of dirt. It is simply stone. This characteristic gives it solidity, cleanliness and durability. Even in rainy weather, it remains immaculate with mud and other types of dirt that are undesirable for access to the dwellings. This means that one does not go directly from the meadows to the interior without first changing shoes or getting rid of the dirt that has accumulated there.
Moreover, this yard, which is ideal for a riding school, is spacious enough for parking several cars and for manoeuvring vehicles coupled with a van.
This detail, which may seem insignificant, is of great importance when it comes to accommodating or moving horses.

The equestrian centre is the jewel of this exceptional property.

There are five stables.
The first one, approx. 50 m², has only two loose boxes, each 25 m², in the immediate vicinity of the dwelling house. This small stable can be very practical for keeping one or two horses that need more attention closer to you or to isolate one or two individuals from the rest of the herd that require it.
The stable, with three boxes of 25 m² each, usually houses the stallions.
Two others have respectively four and eight boxes of 16 m² each.
The last, more imposing, has eighteen 12 m² per stall.
One of these last eighteen boxes is dedicated to foaling. It is equipped with a remote video surveillance system and an alarm.

This stud also has a tack room, an eight-seater covered electric walker with rubber shavings and watering system, a lunge ring, an outdoor and indoor shower for horses and a sand track taken from the bay of Saint-Brieuc, with a considerable length of 600 metres.
Each stall is equipped with an automatic watering trough and grain cells. A large shed of 400 m² is used to store fodder. Three silos can hold about forty tons of grain.
Many paddocks spread over the entire property, which is bordered by various trees and hedges.
Of the ten hectares available, 3.8 hectares belong to the property as of right, while 6.6 hectares are rented at a very advantageous rate. A further 1.6 hectares is available for use if required.

A borehole allows the water supply of this very complete and economical, considering its size, installation.

A few other outbuildings and various arrangements make it possible to take full advantage of all the space one may need and even of the space one may not necessarily have the use of. This confirm the feeling of freedom and comfort.
Thus, the property also includes an enclosed henhouse, a garage, a workshop, a bicycle shed and various other places whose use remains to be defined...

The heating is mixed, both electric and firewood. In each room, the radiators are equipped with an individual thermostat that allows each person to set the temperature that suits him or her.
