This traditional Béarnaise property in the centre of Lescar is hidden away behind a high stone wall with a gateway which opens into a large courtyard shared with the house opposite. Built in the early 1800s, the two houses were originally a farmhouse and a barn; the barn was subsequently converted into a house about ten years ago. To the right of the property is a small outbuilding which could be used for storage or transformed into a covered terrace for outdoor dining. Beyond the house is a large private garden.

Set in the original arched entrance of the barn, fabulous glazed doors open directly into a huge sitting room/dining room (58m²) with a contemporary-style kitchen area and ceiling height of over 3m. Adjacent to the kitchen area is a utility room with a WC.

The ground-floor master bedroom suite is to the left of the main room, along with a wooden staircase up to the first floor. The master bedroom suite has a dressing room and an en suite shower room with a WC, making it ideal for renting out to B&B guests. In addition, the room has French doors which open into the courtyard, so providing a private, secure entrance directly into the bedroom suite.

Upstairs there are three spacious bedrooms and a family shower room. The bedrooms are under the eaves and have roof lights. The huge mezzanine landing is ideal for using as an office/study or a games room – and it would also be possible to enclose it to create a fifth bedroom.

THE HOUSE

First floor:

THE GARDEN

The house is set in grounds of 516m². At the entrance to the property, there is a shared courtyard for parking – and at the far side of the building, there is a long garden. Mature trees and shrubs ensure privacy and there is more than enough space to install a pool. You may also like to create a barbecue area for outdoor dining.

Adjacent to the house is a small outbuilding, which could be used as a garden shed or for storing bicycles and other equipment. Alternatively, it could be transformed into a covered terrace with a summer kitchen area.

THE POTENTIAL!

This super property is a perfect family home for anyone working in and around Pau or Mourenx. It would also be ideal for anyone wishing to offer occasional B&B accommodation using the master bedroom suite on the ground floor – and for people who prefer to leave their car at home and travel around by bus, by bicycle or on foot. The house would also make a lovely holiday home and could easily be rented out during the summer months, the skiing season or on a longer-term basis.

THE LOCAL AREA

Located to the west of Pau, Lescar was once the ancient capital of the Béarn. Thehilltop part of the medieval town is enclosed within stone walls and has the atmosphere of a peaceful little village. You will find a range of interesting boutiques, along with the impressive Cathédrale Notre-Dame de l'Assomption and several places where you can enjoy fantastic views of the Pyrénées.

The many shops and amenities of the Pau are easily accessible from the property. In addition, many of the local towns and villages have weekly farmers’ markets – and a great choice of lively bars and restaurants can be found throughout the Béarn!

The Béarn is well-known for its excellent schools. Collège-lycées offer a range of studying options (some in English), along with the chance to specialise in theatre studies, dance, sports… and even horse riding! The International School in Pau (English) also has a very good reputation.
