There is a side door off the street which brings you into the bar area (approx 43m²). From here there are a couple of steps up into the restaurant dining room (approx 112 m²) which is a lovely open space with windows all along one side. There are separate ladies and gents toilets with access from both the restaurant and the bar. There are two separate areas of kitchen, a large preparation area of approximately 27m² with two larger cookers, a fridge and plenty of space for chopping and preparing meals, and a second one of approximately 18m² with more fridges and cookers and a sink. Outside the back kitchen is a covered area with another sink and more space for preparation. From this area is the door to the cold room which is a separate unit of approximately 12m².
The private area is reached from a door off the bar which leads firstly into an office (approx 15m²) with a window over the terrace, then a hallway with the separate loo and the stairs leading from it, and then a dining/sitting room (approx 15m²) again with the large window over the terrace.
Upstairs there are three/four bedrooms and a bathroom with a shower and basin and a separate loo. Two bedrooms are at the front of the house (both approximately 12m²) and a third larger one (approximately 20m²) is at the back - The fourth bedroom (approx. 10m²) one is currently used as a storeroom and is a bit of a walkaway as the stairs to the attic are from this room. The attic (approximately 33m²) is above just the main house and is currently used as storage and has some limited headroom but nevertheless is a good space.
Outside there is a covered terrace with expensive blinds which prevent the sun from beating too strongly on the diners, a range of covered barns, kennels and chicken run and an enormous and very productive kitchen garden.
Queaux is a beautiful and sought after village on the banks of the river Vienne. It has a lively year-round community and is the village of choice for a large number of artists and writers. It has a general store and baker, a garage and petrol station and a shop that sells animal feed and plants, seeds and tools for the garden.
Queaux is approximately 45km from the airport at Poitiers (flights to Stansted and Edinburgh) and about 75km from the airport at Limoges (flights to a good range of airports across the UK.)
