Close to St-Palais, St-Jean-Pied-de-Port and the Chemin de St-Jacques-de-Compostelle pilgrilm route into Spain, this purpose-built gîte d’étape has great potential for either expanding the existing business or for using the building to host weddings, celebrations and events, activity holidays, such as painting, photography, cookery and wine-tasting, or for relaxing yoga retreats. It could also be transformed into a luxurious family home or holiday home, if preferred. Built to accommodate up to 35 guests, the facilities, which include a semi-professional kitchen, swimming pool and jacuzzi/hot tubs, are perfect for anyone hoping to set up a tourism-related business in south-west France – and the views over the Basque Country are stunning! Located in the heart of the magical Basque Country, this beautifully maintained property was purpose-built as a "gîte d’étape" in 2004. Gîtes d’étape provide relatively cheap accommodation - and often meals - to pilgrims who are en route for Santiago-de-Compostela in Spain. Situated close to where two Chemins meet before arriving in St-Jean-Pied-de-Port, the gîte has great potential for expansion.

Set in gardens and grounds of 4,500m², the one-storey property of 390m² is located on a hillside with a lovely swimming pool, sun terrace and a glazed covered terrace for a large Jacuzzi/hot tub. Facing south-east, the gîte has a wonderful terrace that runs the full length of the building where guests can dine in the sunshine or just sit and relax and admire the fabulous views.

The accommodation comprises a large function room/dining room of 36m² with a fireplace, a sitting room with a wood-burning stove and a semi-professional kitchen for preparing meals for guests. Each of the six bedrooms has an en suite shower room with a WC; the two large dormitories share a shower room. Without many changes, the property could be used as a wonderful family home or holiday home or transformed into a chic Bed and Breakfast business or boutique hotel. It would also be ideal for hosting weddings, corporate events, leisure activity holidays and yoga retreats.

Located in the Basque Country and not far from the lovely Béarn region, the property is in a peaceful, rural location, close to St-Palais and St-Jean-Pied-de-Port. The Souletine towns of Mauléon-Licharre and Tardets-Sorholus are to the south – and beyond are the Pyrénées and the Spanish border.

- a large function room/dining room (36m²) with a fireplace
- a sitting room with a wood-burning stove
- a semi-professional kitchen
- six bedroom, each with an en suite shower room & WC
- two large dormitories
- a shared shower room with WC

- lovely hillside gardens and grounds of 4,500m²
- a swimming pool (8m x 4m)
- a covered terrace with a Jacuzzi/hot tub
- a dining terrace (115m²) along the length of the building

The potential for expanding this business is huge, especially with 60,000 pilgrims passing through St-Jean-Pied-de-Port each year! A little more advertising and promotion would ensure more bookings are made in advance all year round, on top of those that are made on spec. If you are tempted to offer more than just breakfast and supper for your pilgrims, pub lunches and afternoon teas for arriving pilgrims are bound to be a hit, as are tasty packed lunches for departing pilgrims and even picnic hampers!

Of course, the new owners are not obliged to continue as a gîte d’étape and might well want to convert the property into a luxurious Bed and Breakfast business or even a small boutique hotel. It could also be used for hosting weddings, celebrations and corporate events, benefitting from the semi-professional kitchen and the possibility of offering overnight accommodation to guests. The property would also be an ideal venue for leisure activity holidays, such as painting, photography, cookery and wine-tasting, or for relaxing yoga retreats in tranquil surroundings.

The gîte could also be used for a fabulous family home or holiday home, with some of the most gorgeous views in the Basque Country!

St-Palais is a popular town due to its proximity to Atlantic beach resorts, Pyrénées ski resorts and to Spain. The town has many amenities, such as a swimming pool, a cinema and excellent college-lycées for secondary school pupils. There is also a regular bus to Bayonne and Ikea!

To the south of the property is the famous town of St-Jean-Pied-de-Port - the most popular starting point for pilgrims walking the Chemin de St-Jacques de Compostelle – and for those who have already started their pilgrimage in other areas of France or Europe, the town is the final resting place before they climb the steep hills of the Pyrénées into Spain.

St-Palais is in the Basse-Navarre province of the French Basque Country; the other two French Basque provinces are Labourd (to the west near the Atlantic coast) and Soule (to the east bordering the Béarn). The architecture of St-Palais is typically Basque, with the bright white walls of buildings contrasting with dark red or dark green shutters. The inland Basque towns and villages are a true delight, with rolling hills punctuated by pretty farmhouses and surrounded by open fields. The fields are often grazed by sheep, which are milked twice a day - and the milk is then used to make cheese called “brebis”. Other famous local delicacies are Bayonne ham, red piments (chili peppers), dark cherry jam (to eat with the brebis cheese) and delicious Gâteau Basque!
