Lovingly renovated in 2001 by the current owners, this magnificent maison-de-maître has a three guest bedrooms + a family bedroom suite (two bedrooms), a one-bedroom guest apartment and two private bedrooms currently used by the owners. This makes the property perfect to live in as a stunning family home - and the guest apartment could even be used by grandparents or teenagers who want to live independently. Alternatively, the apartment could be re-incorporated into the main living accommodation to make an eight-bedroom house. If you’re hoping to run a tourism-based business, you might like to know that Salies-de-Béarn is famous for its healing thermal spas and visitors to the spas create a year-round demand for upmarket accommodation in the town. In addition, there are many tourists who visit Salies-de-Béarn because of its proximity to both the mountains and the sea; beach resorts are 50 minutes to the west and ski resorts are 80 minutes to the south. Built in 1788, this superb, eight-bedroom maison-de-maître has been very tastefully renovated and retains many of its original 18th-century architectural features. Ideal as a luxurious family home in the town centre or for anyone hoping to buy an up-and-running B&B business, this property also has many excellent additional features: a self-contained guest apartment, a fantastic riverside garden of 1.5 acres accessed via a footbridge over a river, an unconverted basement floor of 130m², a garage of 50m² and eight bedrooms in total, six of which have en suite shower rooms or bathrooms – perfect for hosting B&B guests or friends and family!

The front door opens into a delightful entrance hall with a flagstone floor and the original wooden staircase, which leads up to the first and second floors. Also on the ground floor are a sitting room, a dining room, a kitchen and a WC, as well as a lockable door into the adjacent one-bedroom guest apartment. Both the sitting room and dining room have open fireplaces and are wonderfully cosy during the winter months.

The first and second floors of the main house comprise seven bedrooms in total, including two private bedrooms for the owners. On the first floor, there are three bedrooms: one with an en suite bathroom and one with a bathtub in the room. The second floor has two bedrooms with en suite bathrooms and a family suite of two bedrooms which share a bathroom. There is also an unconverted attic at the top of the house which is large enough to create one or two more bedrooms.

The lower ground floor comprises a cellar/storage area of 130m², which could be converted into a home cinema, games room or even a conference room/function room.

The two-storey apartment comprises an open-plan living room with a kitchen area, a computer area, a utility area, a bedroom/sitting room and a bathroom with a walk-in shower, a bath and a WC. Access to the guest apartment is via a private front door, but also through lockable doors on the ground floor and first floor of the main house. This means that the apartment accommodation could easily be re-incorporated back into the main house, creating an additional reception room plus an extra bedroom and bathroom on the first floor. If two bedrooms are required for guests using the apartment, the first-floor landing can be closed off, giving guests in the apartment access to one of the first-floor bedrooms in the main house.

The property is located in the riverside spa town of Salies-de-Béarn, which is famous for its healing thermal spas, guaranteeing many visitors looking for accommodation all year round. The town is halfway between the lively cities of Bayonne and Pau and about two hours away from Bordeaux and Toulouse. If you fancy a day skiing, several Pyrénées ski resorts and the Spanish border are just over an hour away to the south of the property, or if a day on the beach in Biarritz or St-Jean-de-Luz is more your style, the Atlantic coastal resorts are just under an hour away. St-Jean-Pied-de-Port and pretty Basque farming villages are about 20 minutes away.

The beautifully maintained gardens and grounds of 6,140m² (1.5 acres) are planted with mature trees and shrubs, offering welcome shade next to the house during the hotter months. At the front of the house, there is a gravel courtyard and a garage of 50m². At the side and back of the house, there is a terrace overlooking the river, which is ideal for serving guests breakfast in the morning sunshine.

Behind the house, a footbridge crosses the river to a second terrace, a formal garden, a vegetable garden and a flat lawn for sunbathing and ball games. South-facing, this would be perfect for creating a barbecue area, a summer kitchen and a children’s play area. This would also be a lovely spot for hosting celebrations, painting classes, outdoor yoga sessions…

This long-established business is already flourishing, but the new owners are bound to have additional ideas, such as offering activity holidays (art, photography, theatre), cookery and wine-tasting courses or even hosting small celebrations and corporate events. The addition of a swimming pool next to the house would be an added attraction.

Salies-de-Béarn is famous for its thermal spas, which attract visitors all year round. Most of these visitors would prefer to stay in upmarket accommodation in the town centre and are the perfect clients for this excellent B&B. It is entirely possible that you will be able to set up partnerships with the various thermal spas offering all-inclusive spa treatments and accommodation deals. You could even offer luxurious extras, such as afternoon teas, luxury hampers, gourmet buffets…!

Salies-de-Béarn is situated between two major rivers – the Gave de Pau to the north and the Gave d’Oloron to the south, where you can enjoy picnics overlooking the river at Sauveterre-de-Béarn, or walk down to the river to go swimming or white-water rafting. If you enjoy walking, it is possible to join the Chemin de St-Jacques-de-Compostelle at Navarrenx as it heads south to St-Jean-Pied-de-Port.

You will find a good choice of supermarkets, bars and at least five good restaurants in the town. There is a twice-weekly market, along with a golf club, a tennis court and many cultural events throughout the year. For a much bigger choice of shops and amenities, the cities of Pau and Bayonne are not far. The area has many excellent schools, including an International School in Pau, which uses the UK curriculum, and universities at both Pau and Bayonne.
