Very conveniently located between ski resorts in the Pyrénées and beach resorts on the Atlantic coast, this charming 18th-century farmhouse has huge potential! If you’re hoping to set up a tourism-related business, the fabulous countryside setting will ensure a year-round demand from people wanting to explore this unspoilt area. And if you’re looking for a spacious family home/holiday home with guaranteed peace and tranquillity, this is also the property for you! Read more ...

Built in 1723, this traditional Souletine farmhouse of 207m² is set in beautifully maintained gardens and grounds and has delightful views of the beautiful Basque countryside. The grounds border an area of woodland, some of which is available to buy, if desired. Along with the six-bedroom farmhouse, the property has two outbuildings to convert – a two storey barn/hayloft adjoining the main house and a separate two-storey barn, part of which is being used as a carport. There is also more than enough flat land for installing a swimming pool, a pool house, a summer kitchen, a children’s play area…

The original 18th-century front door opens into a light and airy entrance hall. Downstairs, there is sunny sitting room, a kitchen with access to a partially covered outdoor dining terrace and a dining room with a large open fireplace and sliding glass doors to a small outdoor dining terrace. There is also a utility room next to the kitchen and a bedroom with a handbasin.

A wooden staircase in the dining room leads up to a half-landing level with a bedroom and a bathroom, then up to the first floor, which has three bedrooms, a dressing room, a bathroom and a WC. The final bedroom is a half-landing level above, along with access to unconverted loft space on the second floor. The loft is large enough for transforming into two more bedrooms.

The barn and hayloft adjoining the farmhouse are accessible via the dining room on the ground floor of the farmhouse. The hayloft is also directly accessible from the garden up a ramp which slopes up to an entrance on the first floor. The current owners have started to transform some of this barn into separate rooms on the ground floor, with the intention of creating Bed and Breakfast suites - approved architects’ plans are available to consult, should you wish to continue the project.

Situated in the Basque Country in the Soule province and bordering the lovely Béarn region, the property is located on the outskirts of a typical Basque farming village. The market towns of Mauléon-Licharre and Tardets are a short drive away; to the west is the riverside town of St-Jean-Pied-de-Port - and to the east is the Medieval Béarnaise town of Oloron-Ste-Marie, along with the city of Pau further on. The Pyrénées, ski resorts and the Spanish border are within easy reach, as is the Atlantic coast and its chic beach resorts…

THE OUTBUILDINGS

The property has two outbuildings: a large two-storey barn/hayloft adjoining the farmhouse and a separate two-storey barn with a carport behind the farmhouse. The adjoining two-storey barn/hayloft has a ground floor of 143m², a first floor of 143m² and there could even be a possibility to create yet more accommodation with the addition of a second floor or a mezzanine. The separate barn also has two levels, each of 48m². The adjacent carport is 33m². Additional accommodation of over 400m² could, therefore, be created by the new owners.

THE GROUNDS

The property is set in beautifully maintained grounds of 6,621m². Much of the land is lawn bordered by impressive mature trees and shrubs. Some of the neighbouring woodland is also available to buy, if desired. There is more than enough flat land for installing a swimming pool, a pool house, a summer kitchen, a children’s play area…

THE POTENTIAL!

This lovely property could be used in so many different ways! The farmhouse and adjoining barn could become a stylish boutique B&B, with a total floor space of up to 500m²! The peaceful location would also make the property ideal for a wellness centre or for running retreats. In addition, the proximity of the pilgrim route, the Chemin de St-Jacques-de-Compostelle, could attract pilgrims looking for good-quality accommodation nearby.

The barns would also be perfect for converting into gîtes/holiday cottages - and a studio/conference room could easily be made for hosting events and leisure activities for guests, such as painting, yoga and gastronomy workshops. The installation of a swimming pool would also make this property even more desirable to holidaymakers.

It is worth noting that this area close to the Pyrénées and the coast is extremely popular with tourists all year round, especially during the summer and the skiing season. Its popularity is also growing with touring groups of cyclists, motorcyclists and horse riders… yet there is a huge shortage of good-quality holiday accommodation available, making this property absolutely ideal for anyone hoping to set up a tourism-related business!

LOCAL AREA

The property is located south of Mauléon-Licharre and north of Tardets-Sorholus; both towns have a wide range of shops and amenities. Larger supermarkets can be found at St-Palais (30 minutes), St-Jean-Pied-de-Port (40 minutes) and the Medieval market town of Oloron-Ste-Marie (40 minutes).

Idaux-Mendy is in Soule, one of the three provinces of the picturesque French Basque Country. It is close to the Spanish border, Pau, Lourdes and an easy drive from the famous beach resorts of the Atlantic coast, such as Biarritz and Saint Jean de Luz. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach.

Popular with tourists all year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a choice of winter sports, including downhill and cross-country skiing, snowboarding and snowshoeing, with easy access to numerous ski stations from the property. For those preferring beach-based activities, the famous resorts of the Atlantic coast are about 90 minutes away, with surfing at Biarritz and Anglet, and family beaches at Hendaye and St-Jean-de-Luz.

Film buffs might be interested to know that the town of Oloron-Ste-Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
