Is your dream to set up gîtes or a B&B business, or to offer activity holidays, retreats or host corporate events in a picturesque French village? If yes, this excellent property has three barns to convert into accommodation and is very conveniently located close to the Béarnaise tourist town of Navarrenx. In addition, the Chemin de St-Jacques-de-Compostelle pilgrim route passes in front of the house and through the village, ensuring a steady demand for B&B accommodation throughout the year! Read more ...

Built in 1750, this lovely Béarnaise house has three stone barns to convert and a sunny, south-facing courtyard, which is the perfect spot for serving breakfasts to B&B guests. The property also has land of 2,666m² (with planning permission), should the new owner want to create more accommodation or sell off some of the land for housing. The land would also be ideal for installing a swimming pool, a summer kitchen, a children’s play area…

The front door of the house opens into an entrance hall with a traditional Béarnais wooden staircase. To one side of the hall is a dining room with a wood-burning stove; to the other side of the hall is a sitting room with a second wood-burning stove, a kitchen, a utility room and a WC.

Upstairs, there are two large bedrooms occasionally used for Bed and Breakfast guests. Both bedrooms are furnished with twin beds and each has a luxurious shower room. All furniture and equipment for the B&B is included in the sale. There is a slightly smaller third bedroom, also with an en suite shower room.

The wooden staircase continues up to the loft, which has been prepared for transforming into more bedrooms. The roof lights are double glazed; drains and water and electricity supplies have been installed. One huge advantage of this property is that it is completely ready to move into and has an up-and-running B&B business already, therefore any income earned can be used to invest in creating more accommodation, either in the loft space in the house or as gîtes in the stone barns.

The beautiful Béarnaise town of Navarrenx is close to several lakes and rivers for exciting watersports, numerous ski resorts in the French and Spanish Pyrénées, as well as surfing and family beaches on the Atlantic coast. The verdant Basque Country is just minutes away – and the Medieval market town of Oloron-Ste-Marie is just 20 minutes away, where you will find numerous shops and a twice-weekly farmers’ market. If you have a family, the excellent schools in the area will leave you spoilt for choice…

THE HOUSE

Ground floor:
- a sunny entrance hall with a traditional wooden staircase
- a sitting room with a wood-burning stove
- a dining room with a wood-burning stove
- a fully-equipped kitchen
- a utility room
- a WC

First floor:
- three bedrooms, each with a luxury en suite shower room
- stairs to the semi-converted loft

OUTBUILDINGS

- an adjacent two-storey stone barn of 88m²on each of two levels, with a new roof
- a detached two-storey stone barn of 70m²on each of two levels
- at 90° to the barn, a chai of 47m² on each of two levels
NB: any building materials which have already been bought will be included in the price

THE GROUNDS

The property is set around a gravel courtyard with flat land in front of and behind the property of 2,666m² in total. The land has planning permission so could easily be used for a new construction in the future or sold off, if desired. The land behind is not overlooked by the property, so any new construction would not affect your privacy.

Alternatively, you could install a swimming pool, summer kitchen and children’s play area on the land behind the house and barns and use the land at the front as a private garden for any accommodation created in the adjacent barn.

The courtyard is ideal for outdoor dining for B&B guests – or even for setting up a salon de thé serving afternoon teas to hungry pilgrims!

THE POTENTIAL!

Currently used as a family home and for welcoming B&B guests in the main holiday season, the house is in excellent condition, can be moved into straight away and the B&B business expanded to welcome guests throughout the year. The loft in the house has been prepared for transforming into additional bedrooms and has four double-glazed windows, insulation, drains and supplies of water and electricity.

Should you be hoping to set up and run gîtes or to establish a larger Bed and Breakfast business, this property is ideal with its three stone barns to convert. The courtyard and the cosy dining room are perfect for serving breakfasts in the morning and for offering afternoon teas and evening meals when guests arrive…

The three barns are ready to be converted into gîtes and any building materials which have already been bought are to be included in the sale. The barns could also be used for hosting activity holidays, retreats, corporate events…

In addition, the village is situated on the Chemin de St-Jacques-de-Compostelle and is traversed by pilgrims all year round, ensuring a steady demand for B&B accommodation, especially if you can offer upmarket facilities, evening meals and even packed lunches. There is currently a huge shortage of top-quality guest accommodation in the Béarn, so tourist offices are actively encouraging the creation of gîtes and B&B businesses throughout the area, taking advantage of both the summer season and the winter skiing season.

The land having planning permission also has great potential. Being perfectly flat, it is ideal for installing a swimming pool and a summer kitchen behind the barns. Alternatively, this land could be sold for building land without any privacy being lost, since none of the buildings overlook this part of the grounds. The land at the front of the house could be used as a private garden for the main barn if it was converted into gîte or B&B accommodation.

THE LOCAL AREA

The Béarn is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach.

Popular with tourists all year round for hiking, mountain-biking, white-water rafting and fishing, the region also has numerous ski resorts offering a range of winter sports, including downhill skiing, cross-country skiing, snowboarding and snow-shoeing. For those who prefer beach-based activities, the Atlantic coast is just 90 minutes away where you can swim and surf at Biarritz, St-Jean-de-Luz, Hendaye, Hossegor... Nearby in Herrère, there is a flying club for small planes and gliders.

If your interests are gastronomic, visit the daily markets throughout the Béarn and Basque Country to sample local delicacies, such as tasty Bayonne ham or fabulous brebis, which is a cheese made using milk from sheep. The famous “Ossau-Iraty” brebis can be bought direct from farms in the nearby Vallée d’Ossau, or you’ll find it at any of the farmers’ markets in the local towns and villages.

Film buffs might be interested to know that the nearby town of Oloron-Ste-Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
