This beautiful property sits in a peaceful valley with lovely views and is only five minutes from Coussac Bonneval and 15 minutes from St Yrieix la Perche.

Main house.
On the ground floor there is a large open-plan lounge, dining room and fitted kitchen (51m²) with views to the front, rear and side of the property and access to the gardens from either the lounge or kitchen. Exposed beams and stone walls in abundance and a fireplace complete with wood burning stove.

Stairs lead up to the first floor where there are two bedrooms and a bathroom, with bath, washbasin and WC. Both bedrooms benefit from views all around the property.

A spiral staircase leads down to the basement area currently used as a bedroom (34m²), but would also make a delightful lounge area; it has a fireplace and new wood-burner, an original bread oven. Off of this room there is a utility room with fitted cupboards, a sink unit, space for a washing machine, a WC, and a shower. There is also a larder room, with room for two freezers. A glazed door leads directly to the garden. Again, this level could be made independent so as to offer separate accommodation.

The guest wing can also be accessed from this level, although it does benefit from its own access and can therefore be totally independent.

The ground floor of the guest wing consists of an open plan lounge, kitchen and dining area (43m²). Upstairs there is a large bedroom area, big enough for several beds, and also a shower room with toilet.

Heating is provided by the wood-burners and electric radiators. Double glazing and excellent levels of recently installed insulation. The roofs on the main house and on the guest accommodation were replaced in 2006.

The large stone barn (88m²) has an open hayloft area at the rear giving fabulous views over the fields; an ideal place for a summer kitchen and outdoor dining area. There's a stone workshop opposite the barn with a good range of storage shelves, but could make a lovely studio. A small stone séchoir useful for garden tools and bikes, also houses the pump for the well. All these buildings have electricity, and there's also a tap in the main barn.

A wooden carport sits at the bottom of the circular drive, also used as a wood store.

The land consists of grazing, conifer and broad leaved trees, lawns and a vegetable plot. The large pond, fed by a natural spring, attracts all sorts of wildlife.

Coussac Bonneval, the nearest village, is a lively village with a dynamic council, and offers a good range of shops and services and many activities throughout the year; St Yrieix la Perche is 11km away and is well served by supermarkets, a hospital, railway station, municipal lake, an excellent sports centre and many restaurants.

DPE test on going.
