This delightful château has enormous potential either as an impressive family home/holiday home, or as a superb business property, such as a boutique hotel, luxurious Bed and Breakfast suites, a Wellness centre or a tranquil venue for retreats, spa breaks, leisure activity holidays, murder mystery weekends… Although in need of some renovation, the château is perfectly habitable on the ground floor, allowing you to move in straight away to start project-managing your dream transformation! Read more ...

Built in about 1850, this unique château of 333m² is set in mature gardens and grounds of 3.4 hectares (8.5 acres). Located in a completely rural, hilltop setting, yet just minutes away from lively Béarnaise towns and villages, the property is perfect for creating a tourism-related business or for using as a luxurious family home/holiday home with plenty of room for entertaining friends and relatives. Although in need of investment to complete the renovations which have already been started, the resulting property should be magnificent!

The approach to the château is via a tiny country lane, which then becomes a private drive sheltered by huge trees. The property is on a hilltop overlooking the beautiful Béarnaise countryside.

At the front of the château, steps lead up to the front door and an entrance hall with a painted feature ceiling. On the ground floor, there are four reception rooms, a kitchen, a bathroom, a WC and access to the large courtyard behind the château. The courtyard has ample room for parking several cars.

On the first floor, there are six bedrooms, two bathrooms and two WCs. There is also significant attic space on the second floor for converting into additional bedrooms, if desired – ideal for creating a very luxurious Bed and Breakfast business or a boutique hotel.

The city of Pau is less than 20 minutes to the north of the property – the Pyrenean ski resorts and Spanish border are to the south. If you fancy a day on the beach in Biarritz or St-Jean-de-Luz, the Atlantic coastal resorts are under 90 minutes away, where you’ll find exciting beaches for surfing or calmer waters where all the family can swim and sunbathe.

Ground floor:
- a courtyard
- a covered terrace with a view over the grounds and beyond to the Pyrénées
- an entrance hall with a painted feature ceiling
- a huge sitting room with an open fireplace
- three more spacious reception rooms
- a kitchen
- a bathroom
- a WC
- a boiler room
- a spiral staircase to the first floor

First floor:
- six bedrooms
- two bathrooms
- two WCs
- a staircase to the second floor

Second floor:
- vast, unconverted attic space

Lower ground floor:
- a large cellar

- gardens and grounds of 34,205m² (8.45 acres)
- wooded areas planted with centuries-old trees and shrubs
- some meadowland, some forest

There is much demand for high-quality holiday accommodation in the Béarn. The château would be absolutely ideal for a Bed and Breakfast business, a boutique hotel or for hosting retreats, Wellness breaks and even corporate events. It would also be perfect for leisure activity holidays, such as painting, photography or yoga workshops, or wine-tasting and cookery courses using delicious local produce and the Jurançon wines this area is famous for. Murder Mystery weekends and Escape games are also a possibility - and are increasingly popular in France!

Alternatively, the property could be transformed into a beautiful restaurant or bistro, or even a chic teashop for serving upmarket cream teas...!

Located a short drive away from Pau, the area is popular with both French and overseas tourists, especially for skiing, cycling, walking, horse riding – and even pilgrims following the Chemin-de-St-Jacques-de-Compostelle into Spain. In particular, the Pyrénées attract visitors to the mountains all year round, especially during the skiing season – and the Atlantic beach resorts, such as Biarritz, are perfect for a day trip, yet far away enough to escape from the crowded coastal resorts to the peace and tranquillity of the Béarn.

A good choice of supermarkets, restaurants and bars can be found in the villages in the surrounding area - and there are local farmers’ markets most days of the week. For a much bigger choice of shops and amenities, the city of Pau is less than 20 minutes away and has just about everything you could possibly need, including excellent schools and a university. Pau also has an International school, which teaches the English national curriculum.

The château is close to the Vallée d’Ossau, which is named after the Ossau river, the Gave d’Ossau. The valley extends to the Spanish border, where you can ski at Gourette, or catch a small open train at Artouste to travel high into the mountains. The area is also known for its sheep’s cheese, Ossau-Iraty. The GR10 is accessible at Gourette and it is possible to join the Chemin de St-Jacques-de-Compostelle at Arudy to join the main route at the Medieval market town of Oloron-Ste-Marie.
