This is a perfect property in a peaceful and idyllic setting, high up overlooking the river Vienne. The farmhouse has been completely renovated including a new roof, new electrics, all new plumbing and two hot water tanks, with a conforming micro-station septic tank for drainage, and fantastic insulation (roof 200mm fibreglass and walls 150mm fibreglass).

The land, which is all pasture, runs from the farmyard down to the river and there is a wonderful bucolic chemin (green lane) which is actually part of one of the routes to Compostella and has a lot of history related to this pilgrimage.

It is about two kilometres outside the village of Millac, which has a bar/restaurant and a basic shop, and for more comprehensive amenities and other bars and restaurants L'Isle Jourdain is about 8km and Availles-Limouzine is about 10km.

72 km to both Poitiers and Limoges airports (about an hour by car) Read more ...

From the lovely courtyard you enter the house via a covered eating area (approx:14m²) immediately into the spacious kitchen (approx: 32m²) which benefits from a wood-burning range cooker and a newly fitted kitchen including fridge, dishwasher, oven and hob. Next door is the huge sitting room (approx: 35m²) with a gorgeous Charentais fireplace fitted with a wood-burner (13.5kw), door and window to the front of the house. Behind the sitting room is the ground floor bedroom (approx: 17m²) which has a lovely tommette tiled floor and a window to the back garden. Off this bedroom is the ground floor shower room (approx: 8m²) which also houses the washing machine.

From the kitchen the stairs lead up to the first floor where you come into a huge landing (approx: 32m²), one end of which provides a further sitting area and the other end is perfect for a study (with lots of plugs for computer equipment). There are two large bedrooms (approx: 25m² and 16.5m²), one on either side of the landing, and a large bathroom (approx: 10m²) with bath and separate shower, basin and loo. There is a door from this end of the landing which leads into an un-renovated attic space (approx: 42m²) which could make an ideal master bedroom suite if you need more rooms.

There are a number of outbuildings, including a small barn/workshop attached to the house (approx: 50m²), a row of pigsties (approx: 90m²) attached to the barn next to the house, the big barn opposite the house (approx: 300m²) with 5 loose boxes for horses, a goat shed on the back (approx: 70m²) with a further two gated areas for livestock inside, a large open sided hangar barn for hay (approx: 200m²) which apparently is the perfect size for an indoor ménage, a garage and wood store (approx: 130m²) another little outbuilding (approx: 40m²) which could be used for chickens, a tobacco drying barn (approx: 100m²) and a little house (about 50m²), dating from the 13th century which could be renovated to make a little gîte.

The land is all attached and consists of four or five meadows going down the hill towards the river, with the carp fishing lake of approximately 3000m², quite close to the river and the final parcel of land with about 225 metres of river frontage with fishing rights.
