Dating back to the 18th century, this delightful property is in a fabulous hilltop setting, surrounded by the Pyrénées in all directions. Originally built as a farm, the main farmhouse and stone outbuildings have been lovingly renovated and converted into superb accommodation for B&B guests and for the owners. In addition, there is a large stone barn at the back of the property which could be converted into one or two gîtes - or incorporated into the main house to create yet more living space for the owners, if desired.
Set around a gravel courtyard, the property’s buildings form a T-shape, leaving ample room for parking, along with a large carport where visitors can also park motorbikes and bicycles. Ahead of you is the main house – the owners’ private accommodation – painted the colour of bright sunshine! The two-storey house comprises two reception rooms (both opening on to a private terrace), a separate kitchen and a shower room with WC on the ground floor; five bedrooms, a bathroom and a WC on the first floor.
Two of the five bedrooms in the main house form a bedroom suite with an adjacent shower room and a sitting area, which is used as a family B&B suite when required. When the family suite is booked, one of the five B&B bedrooms is taken out of service (a maximum of five rooms may be let each night). At the back of the main house, there is a two-storey stone barn (350m²), which is ideal for transforming into gîtes or for creating more accommodation for the owners.
Adjacent to the main house is “The Bergerie” where you will find the five bed and breakfast bedrooms. One bedroom is on the ground floor; four bedrooms are on the first floor and are accessible via an outdoor wooden staircase. Each of the five bedrooms has an en suite shower room with an Italian-style shower. Also on the ground floor is the restaurant where B&B guests are served breakfast and supper. There is also a professional kitchen, which conforms to all the strict hygiene and safety regulations. The restaurant has a huge open fireplace and a sitting area for guests to use, as well as a reception desk for welcoming everyone when they arrive.
Outside, the wonderful gardens and grounds extend beyond the buildings to the south, west and north. Guests can relax on the sun terrace next to the swimming pool or plunge in the nearby spa/hot tub. The grounds border woodland to the north-east and mature trees and shrubs have been planted to enclose the land and to ensure maximum privacy. Wherever you walk or sit in the grounds, the panoramic mountain views are breathtaking!
This gorgeous property is located in the beautiful Béarn region between the Vallée de Barétous and the Vallée d’Aspe, not far from the popular ski resorts at La-Pierre-St-Martin and Issarbe in the Pyrénées. The resort has many mountain activities on offer to holidaymakers in the summer months, as well as during the winter. The Medieval market town of Oloron-Ste-Marie is about 20 minutes away to the north of the property and the Spanish border is 40 minutes to the south.

THE GARDENS AND GROUNDS
Set in enclosed gardens and grounds of 4 acres (1.6 hectares), the property has wonderful views of the Pyrénées in all directions! The south-west-facing swimming pool is surrounded by a sun terrace where guests can relax on sunloungers. There is also a recently installed spa/hot tub. At the back of the main house is a two-storey stone barn, which could be converted into more accommodation.
This boutique Bed and Breakfast is already generating an excellent income, but should the new owner wish to expand the business, leisure activity holidays could be offered throughout the year. The expanding market of yoga retreats may be of interest, or holidays based around painting, photography, dance, music, theatre, gastronomy or wine-tasting should generate additional income. The restaurant could be used for theses workshops during the day – and when the weather’s perfect, they could take place outside in the grounds.
The stunning location also make the property ideal for hosting weddings and other large celebrations, as well as corporate events for local businesses and associations. THE LOCAL AREA
The Béarn is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach. A good choice of shops, restaurants and bars can be found in the local towns of Arette, Lanne-en Barétous and Aramits – along with weekly farmers’ markets. For a much bigger choice of shops and amenities, the riverside town of Oloron-Ste-Marie is about 20 minutes away and the city of Pau is under an hour away.
Popular with tourists all year round for hiking, mountain-biking, white-water rafting and fishing, the region also has numerous ski resorts offering a range of winter sports, including downhill skiing, cross-country skiing, snowboarding and snow-shoeing. For those who prefer beach-based activities, the Atlantic coast is just 90 minutes away where you can swim and surf at Biarritz, St-Jean-de-Luz, Hendaye, Hossegor...
Film buffs might be interested to know that the nearby town of Oloron-Ste-Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
