A maison de vigneron, composed of a garage and two large cellars on the ground floor. Stone steps lead up to the house with a terrace running around two aspects. Through the front door we enter the hall which runs from the front to the back of the house. On this floor we have a double bedroom with shower room, kitchen, lounge with through dining room and terraces. A staircase at the rear of the entrance hall leads us up to the second floor where currently there is a sitting room, two double bedrooms and a bathroom. Another staircase leads to the third floor which comprises a large attic suite with shower room. Currently it has twin beds and a sitting/office area. Fabulous views and exposed wooden beams in the vaulted ceiling only add to the charm.
The grounds are extensive and benefit from the Jaur river weaving itself gently alongside the property. Bordered by trees giving glorious shade on those lazy summer days, inviting you to paddle or picnic on the sandy beach - or perhaps take a dip in the swimming pool which has an automatic abri and is not overlooked. There are well tended flower, vegetable and fruit gardens and a greenhouse. There's certainly plenty to keep you occupied.

At ground level we have two large caves (8.95m x 3.94m) and (9.45m x 4.12m) and a garage (9.2m x 4.44m) Wide stone steps lead up to the first floor with an elevated terrace running around the front and side of the house taking full advantage of its position and magnificent views of Olargues and the surrounding mountains. Through the front door we gain access to the entrance hall which runs through the centre of the house. On the right is a door leading into a double bedroom with ensuite. This room has a window to the front of the house, a walk-in shelved cupboard and an ensuite shower room with wash-hand basin, w.c and heated towel rail. Across the hall is a door leading into the dining room which has double patio doors opening onto the large raised terrace. The dining room runs through into the lounge (8.96m x 4.46) which has another set of patio doors onto the terrace. The lounge has an enamelled Jötul wood burning stove and two built-in cupboards. The kitchen has a window to the side and was hand crafted by a local cabinetmaker in 2007. It has a built-in fridge, dishwasher, induction hob, extractor fan and an electric oven. Hand-crafted cabinets make fabulous use of the space with a nice balance between storage and display units. On the second floor we find the sitting room (4.45m x 4.10m), double windows to the side and another Jötul wood burning stove; telephone and internet points along with connection for satellite tv. The first double bedroom (3.85m x 4.26m), with built-in double wardrobe, has windows to the front and the side of the house. The second double bedroom (3.88m x 4.25m) has a window to the front. The recently-refurbished bathroom has a bath, separate shower cubicle, vanity unit with built-in wash-hand basin and a wc. There is plumbing for a washing machine and shelving for towels above the radiator. Shuttered windows with a delightful view. The attic has been converted into a suite, which runs across the top of the house and has opening shuttered windows at each end. The ceiling is vaulted and there is also a Velux window. This room (8.68m x 4.81m max) has its own ensuite bathroom consisting of a shower, toilet and wash-hand basin. A door leads into a very large loft storage area with Velux window.

The 8x4m swimming pool is placed near the house and has an electronically operated abri and a heat pump for the cooler months.

The grounds extend to 3.08 hectares, comprising meadow, flower garden, potager and woodland. The river Jaur runs
along the edge of the property with river frontage and sandy beaches. The river is edged by trees giving excellent shade from the midday sun. The sunlight on the cool waters invites you to paddle or sit and relax soaking up the view.
The property benefits from oil-fired central heating in every room, except the kitchen, which is fitted with an electric fan heater at floor level, and the attic area. The property benefits from replacement uPVC double-glazed windows and doors throughout (fitted in 2009) and all windows are shuttered. The roof, which is fully insulated, was replaced in 2007 and a new De Dietrich oil-fired boiler was installed in 2016.

The house has mains water and has the advantage of its own source-fed reservoir for watering the garden and filling the swimming pool.

Labeled among the most beautiful villages of France, Olargues unfolds its charms to seduce you. And there is no shortage of assets. Almost entirely surrounded by the Jaur, the village curls up on a rocky plateau to better control the magnificent valley that stretches at its feet. The pigmented landscape of chestnut and cherry trees adjoining the vines blossoms under the sun. The medieval city has preserved all its cachet of yesteryear and invites you to catch your breath in a magnificent setting where nature and medieval architecture mingle wonderfully. It nestles in the heart of the Regional Natural Park of Haut-Languedoc, at the foot of the massif of Espinouse. History tells us that the village was born in its fortified form in the twelfth century with the construction of the feudal castle. The surrounding walls were erected in the 13th century. The city, several times besieged, resisted as well as possible the assaults until the destruction of the citadel on the orders of Richelieu. Rural territory, the municipality has established itself in the economic fabric thanks to its well-known fairs.
