Beautifully renovated by the current owner, this very spacious farmhouse of 250m² has much to offer! Absolutely perfect for a family home, a holiday home or for creating a boutique B&B business, the property is set in lovely gardens in a tranquil hamlet just five minutes away from the riverside town of Oloron-Ste-Marie. The nearest bus stop is within walking distance from where the bus takes you up into the Pyrénées and as far as a ski resort during the winter months. Closer to home, the surrounding country lanes are ideal for cycling and horse-riding, with a riverside fitness trail not far away. Read more ...

Built in 1762, this very attractive Béarnaise farmhouse is situated in a small hamlet surrounded by woodland. The hamlet is very peaceful and the farmhouse is not overlooked by neighbouring properties. A metal gate opens onto a paved, south-east-facing terrace at the back of the farmhouse, which is a wonderful spot for outdoor dining since it catches the sun for most of the day. Beyond the terrace, the garden of 1,800m² is large enough for installing a swimming pool - and the new owners might like to enclose the land completely by planting some additional shrubs and trees at the far end of the garden, which would also maximise privacy.

Inside, many of the building’s original features have been restored and beautifully incorporated into the décor, such as exposed wooden beams, exposed stone walls and a lovely open fireplace in the sitting room/dining room where a wood-burning stove has been installed.

The ground floor of the farmhouse comprises an open-plan kitchen with a dining area and access to the terrace, a huge sitting room/dining room with a beautiful Béarnaise stone fireplace, a library which could be used as a ground-floor bedroom/office/study, a shower room, a WC and a large utility room. A traditional wooden staircase leads up to the first floor and a second kitchen, four bedrooms, a dressing room, a family bathroom and a WC.

Located in Oloron-Ste-Marie, the property is close to Pyrenean ski resorts to the south and Atlantic coastal resorts to the west. All local amenities, including excellent schools, can be reached on foot, bicycle or using the town's free shuttle bus. There are also regular buses and trains to the surrounding towns and villages and to Pau. There is also a long-distance bus service (Flixbus) to Toulouse, Spain and other European destinations. Local fêtes, markets and outdoor entertainments often take place in the attractive public park and the two rivers flowing through the town offer ample opportunities for fishing and water sports. Oloron-Ste-Marie is also known for its two cathedrals and the picturesque panoramic views from the Medieval hilltop area of the town.

Ground floor:
- a south-east-facing terrace
- a kitchen with a dining area and access to the terrace
- a spacious sitting room/dining room with a stone fireplace and wood-burning stove
- a study/fifth bedroom
- a utility room
- a shower room
- a WC

First floor:
- a second kitchen
- four bedrooms
- a dressing room
- a family bathroom
- a WC

The farmhouse has a south-east-facing garden of 1,800m², which is bordered by mature trees on one side and a barn on the other side. The garden is an ideal size for installing a swimming pool – and the paved terrace next to the house is great for outdoor dining. Next to the terrace is a small hen house, which could be converted into a summer kitchen/barbecue area.

The renovated barn adjacent to the farmhouse is not included in the sale, but is available to buy for an additional cost, either now or at a later date. The barn could be used as a gîte/guest cottage for long-term or short-term lets and has a private terrace and a separate entrance. It does not overlook the farmhouse or the garden.

There are many excellent features which give this farmhouse so much potential. Close to Oloron-Ste-Marie and within easy reach of Pau, the Pyrénées, the Basque Country and Spain, the property needs no immediate redecorating, which is ideal for anyone looking for a spacious family home or holiday home to move into straight away.

Should you want to create a Bed and Breakfast business, it is worth noting that this part of the Béarn is extremely popular with tourists all year round, yet has a huge shortage of good-quality holiday accommodation. The second kitchen on the first floor of the farmhouse would allow the owners to create a completely private living space upstairs and keep the downstairs rooms for entertaining B&B guests. During the winter months, the accessibility of La-Pierre-St-Martin and its ski resort by bus will be seen as a huge advantage by skiers who can head out to the piste for the day without having to worry about fitting snow chains and transporting ski equipment in the car! During the summer months, La-Pierre-St-Martin offers leisure activities, as well – and the Atlantic beach resorts are about 90 minutes away. Oloron-Ste-Marie also has much to offer, with an excellent theatre, cinema and swimming pool in the town and a water park, Aqua Béarn, less than 15 minutes away.

Oloron-Ste-Marie is in the Béarn in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San-Sebastián and Bilbao are all within easy reach. Founded by the Romans, the town lies on the famous pilgrim route “Le Chemin de St-Jacques de Compostelle”.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just 90 minutes away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...)

The mairie and the two weekly markets of the medieval town of Oloron-Ste-Marie are just a short walk away, as are local shops, restaurants and pretty riverside walks along the Gave d’Oloron. The town has recently been officially classified by the French government as a “ville active et sportive” and has many sporting facilities and cycle routes. There is also a free shuttle bus service for getting about.

Despite its relatively small size (population 10,000), Oloron-Ste-Marie offers an unusual number of cultural events and activities, both amateur and professional and its excellent and well-stocked modern médiathèque, set glamorously where the Gave d’Ossau and the Gave d’Aspe join to become the Gave d’Oloron, won its architect the prestigious Equerre d'Argent prize.

Film buffs might be interested to know that the town of Oloron-Ste-Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films ("Le Daim" and "I Feel Good") starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
