Situated on a corner plot in a quiet area of the village this house has been recently renovated and is offered in "move into" condition. Ideal as either a holiday home or permanent residence, it has possibility for future expansion of the living space if necessary. It benefits from recently fitted double glazing, mains drainage and has good quality electric radiators and an insert woodburner. There are also pvc shutters, some of which are electrically operated, the others folding. Read more ...
The property consists of an entrance hall (14m2), which has the brand new shower room off to the right, the living room (37m2) off to the back, which has a beautiful wooden floor and also features a fireplace and the insert woodburner and then the fitted kitchen is off to the left. There is also a staircase which leads to the unconverted attic space which could easily be converted to give 2 more bedrooms and an upstairs bathroom if required. There is another staircase in the kitchen (17m2) which leads to 2 bedrooms (16m2 & 12m2, this could be opened to join with the unused attic space, that is also accessed via the other staircase, if required. Also off the kitchen to the rear is a room which could be used as either a bedroom or a separate dining room (17m2). To the outside there is a pretty garden area to the front of the house, a greenhouse, a barn/garage which could easily accommodate a camping car, a workshop/garage, a wine cellar (with security shutters!) and also a bedroom which I suggest would need upgrading before being advertised on Airbnb! The separate orchard is a bit overgrown but does have some very productive apple trees. The house is located in sud-Touraine and is within easy reach of the Loire Valley chateaux, the nearest of which is Azay-le-Ferron which also hosts La Haute Touche (the largest safari park in France!) also there is ZooParc de Beauval, with its giant pandas, classed in the top 15 zoos in the world!!! Whether you feel like exploring the wine growing areas of the Loire or the medieval villages of the area, such as Angles sur L'Anglin nominated as one of France's " Plus Beaux Villages", Loches where Joan of Arc met with the King of France or Amboise, the resting place of Leonardo da Vinci there are many things to explore. The property is only 30 minutes from the nearest TGV at Châtellerault and approximately 1 1/4hrs from 2 Ryanair served airports (Poitiers and Tours). It is also only around 4 hours to the western Channel ferry ports and 5 1/2hrs from Calais. Charnizay itself has a bar which also sells bread and has a weekly visit from a van selling local produce. The nearest large village which has all of the local amenities one would expect including a supermarket, bars, restaurants, bank and a bakery etc. is Preuilly sur Claise at less than 10km.
