Less than five minutes from the centre of this sought-after town but set on its own on the side of the hill with stunning views over the valley of the river Vienne, this is a wonderful house ready to move in. It has been well-renovated with excellent taste and retains lots of traditional features and exposed wooden beams. There is no central heating but the two wood-burning stoves and the wood-burning range cooker are supplemented by electric radiators and thanks to a very high standard of insulation this house is always cosy and warm during the winter months.

Under an hour's drive from Limoges airport (60km) and just over that (70km) from Poitiers airport this gorgeous house is easy to get to and benefits from the micro-climate of the Poitou Charentes which has the second highest hours of sunshine (after the Côte d'Azure). Read more ...

You come into the house into the huge (approx. 44m²) kitchen with beautiful hand-made fitted units, matching dresser and cupboards and a matching island with granite worktop. There is a beautiful Belfast sink and a big wood-burning range cooker which keeps you warm all through the winter. This is a really stunning room with very high ceilings and lots of windows. In the corner a door leads to the utility room (approx. 6.5m²) which has a door to the terrace, plumbing for washing machine and lots of storage space.

From the kitchen you go down a couple of steps into the cosy living room (approx. 27.5m²) which has beautiful tommette tiles on the floor, a Poitevin fireplace with a wood-burner, a lovely beamed ceiling and windows to both sides so it is bright and light.

Next you come to the hall which has tommette tiled floor, the main front door, a lovely oak door to the staircase and doors to the bathroom (approx. 7m² which has a sunken bath by the window to the back garden so you can lie in the bath and enjoy the wildlife and birds), a separate shower unit and a basin) downstairs loo and the ground floor bedroom (approx. 21.5 m²). This is a beautiful room with a fireplace with a small wood-burner, a partially glazed door to the front of the house, and two beautifully carved alcoves.

Upstairs there is a large landing (approx. 24m²) currently used as a study and general sitting area, three further bedrooms (approx. 16m², 9m² and 9m²) and a second beautiful sunny bathroom (approx. 13m²) with a roll-top, claw foot bath, a basin and loo. The big bedroom benefits from a skylight which allows the sun to stream in, as well as a small window to the front of the house (so you can see who is there if there is an unexpected knock at the door). The two smaller bedrooms are at the other end of the landing - one has a skylight and is currently used for storage and the other has a small window to the front of the house and both fit a double bed.

Outside is a stunning garden with a lovely terrace the full length of the house with plenty of room for eating out, sunbathing and generally enjoying the peace and quiet (apart from the birdsong, which is heavenly). There are lots of tourist attractions including chateaux to visit, markets, Futurocope (79km), a plethora of beautiful churches ranging from the tenth to the nineteenth century, and masses of concerts, exhibitions and plenty of entertainments for all tastes and inclinations. The famous Val de Vienne motor racing circuit is just 14.5 km so perfect for all you petrol heads.

The big barn in front of the house doesn't come with this house, but the open fronted garage belongs and there is a further little outbuilding for storing garden tools or using as a workshop. Please ask me for more photos.
