This super property is completely ready to move into! Better than that, the adjacent two-storey barn has also been partially renovated and is currently used by the owners as business premises, but could easily be transformed into a huge gîte, Bed and Breakfast suites or for hosting leisure activity holidays. Further accommodation could also be created in the porcherie next to the farmhouse and a large stone barn set away further away in the grounds. Absolutely excellent value for money! Read more ...

Built in 1824, this traditional Béarnaise farmhouse is hidden away in the hills above the village of Louvie-Juzon. Electric gates lead into an inner courtyard, with the farmhouse set at the far end, an adjoining barn on one side and a stone porcherie on the other. Beyond the courtyard, the verdant gardens and grounds have been planted with a selection of fruit trees and unusual shrubs and flowers, as well as huge, shady weeping willows.

The farmhouse has been carefully renovated in a contemporary style and the practical layout is ideal for a family home/holiday home. In addition, many of the building’s original features have been restored and beautifully incorporated into the décor, such as exposed stone walls, exposed wooden beams and a lovely open fireplace where a wood-burning stove has been installed. At the back of the house, a stone garden wall forms the sides of the conservatory.

The ground floor of the farmhouse comprises a wonderful modern kitchen with a dining area and access to the conservatory, a huge open-plan sitting room and dining room and a super shower room with an Italian-style walk-in shower. Ancient wooden stairs lead up to the first floor and three beautiful bedrooms – all with superb mountain views. The family bathroom also has space for a washing machine. The farmhouse’s unconverted loft could easily be transformed into a fourth bedroom, if desired.

The partially converted barn next to the farmhouse is on two floors, each of 70m². The ground floor comprises an office/reception area (15.36m²), a studio/workshop (25m²), a storage room (22m²) and a WC. Upstairs, the open-plan consulting room of 70m² is superficially divided up into three distinct areas by two low wooden beams. A huge picture window at the far end of the room makes it light and airy and the mountain views are magnificent!

The property is located in the Vallée d’Ossau, famous for the local sheep’s cheese, Ossau-Iraty. The city of Pau is 30km north of the property – the Pyrénées ski resorts and Spanish border are to the south. If you fancy a day on the beach in Biarritz or St-Jean-de-Luz, the Atlantic coastal resorts are under 90 minutes away, as are the pretty Basque farming villages with their distinctive white houses and dark red shutters.

OUTBUILDINGS TO CONVERT

- stone “porcherie” next to the farmhouse
- huge two-storey stone barn of 100m² per floor (the ground floor is partially concreted)

THE GARDENS & GROUNDS

The property is set in 6,023m² (1.5 acres) of flat meadows planted with mature trees and shrubs, which include weeping willows, fig trees, apple trees… There is more than enough space for installing a swimming pool, a summer kitchen and terraces for outdoor dining. The land also has two springs and a duck pond and is crossed by a stream.

THE POTENTIAL!

This lovely property could be used in so many different ways. The farmhouse and adjacent barn are already beautifully renovated, allowing the new owners to live and work in complete comfort straight away. The partially converted barn is currently used as business premises (an office and a consulting room), but could easily be transformed into holiday rental accommodation. It would also be ideal for using as a function room/studio on the ground floor and Bed and Breakfast suites on the upper floor. Offering activity holidays, might also be a possibility, such as painting workshops, yoga retreats or wine-tasting and cookery courses…

The porcherie is also very spacious and could be converted into a small holiday cottage/gîte, a games room or even a summer kitchen. The large stone barn in the grounds is also perfect for creating holiday rental accommodation. This barn is set away from the farmhouse, which is ideal for ensuring complete privacy for holiday guests.

THE LOCAL AREA

Louvie-Juzon is in the Vallée d’Ossau, which is named after the Ossau river, the Gave d’Ossau. The valley extends to the Spanish border, where you can ski at Gourette, or catch a small open train at Artouste to travel high into the mountains. The area is also known for its sheep’s cheese, Ossau-Iraty. The GR10 is accessible at Gourette and it is possible to join the Chemin de St-Jacques-de-Compostelle at Arudy to join the main route at the Medieval market town of Oloron-Ste-Marie.

The nearby towns of Rébénacq, Sévignacq-Meyracq, Arudy and Nay are all easily accessible from Louvie-Juzon. All five towns have a good choice of supermarkets, restaurants and bars. Arudy has a market every Tuesday and Saturday morning and Sévignacq-Meyracq has an annual Christmas market in mid-December. For a much bigger choice of shops and amenities, the city of Pau is about 30 minutes away. There is also a university at Pau.

The area has many excellent schools and children are transported to school by bus if they go to school away from the village. There is also a regular bus to Pau which leaves from Gourette and passes through nearby Izeste, Arudy, Sévignacq-Meyracq and Rébénacq.
