This beautiful 18th century “alpage” farmhouse is simply overflowing with authentic Savoyard charm and character. The house retains many of the farm's original features, and although habitable today, the exceptional price reflects that it does require some renovation. With a little time and imagination, all the ingredients are here for an ambitious development project to create a show-stopping mountain retreat in a fabulous Alpine setting, perfect for nature lovers yet close to Megève and La Clusaz and within easy reach of Annecy and Geneva.
The farmhouse measures roughly 300m2 over 3 floors and comprises:
- Cellar and storage areas
- Huge lounge/dining room (44m2) with fireplace and original hay trough
- Separate kitchen (20m2) with fireplace and access to the garden
- One double bedroom (24m2) with balcony
- One bathroom and independent WC
- Pantry and boiler room
- Vast open-plan lounge/games area (74m2) with balcony and two separate mezzanine sleeping areas
- Three double bedrooms (10, 14 & 24m2)
- Workshop and storage area with additional double bedroom (6m2)
- Independent WC
The garden has a paved terrace with steps leading to a separate “mazot” or cabin (20m2), which is fully-equipped with a kitchen and bathroom downstairs and a cute bedroom upstairs. There is also a separate garage and plenty of storage for skis and other equipment. The private and secluded location means that access is by a gravel road of roughly 600m and because of this, a 4x4 is recommended. The total size of the land is 18,086m2.
The house is habitable immediately, although some renovation work would allow it to realise its fabulous potential. As a bare minimum, work is required on the roof and drainage system, and upgrades to the bathrooms and kitchen would be desirable. Beyond this, with care and creativity there are endless possibilities to build a spectacular mountain property combining modern design with the house's many charming original features.
The alpage is situated above Le Plan, a small hamlet of chalets and apartments 3.5km from La Giettaz itself. The hamlet has grown around the Torraz chairlift, which provides immediate access to the Portes du Mont Blanc and Evasion Mont Blanc ski areas. There are a couple of restaurants and a ski hire shop, as well as the ESF ski school. The north-facing slopes above Le Plan have a growing reputation for quiet, hassle-free pistes and superb off-piste tree skiing and ski touring. In summer, Le Plan is calm and peaceful, and the surrounding mountains provide many opportunities for fabulous hiking with panoramic views of Mont Blanc and the Aravis mountains.
Amenities in La Giettaz itself include a handful of friendly restaurants and bars, a small grocery store, a couple of ski hire shops, a post office, a tourist information centre and a primary school. Like much of the Val d’Arly, La Giettaz is not a ski resort; rather it is a living village with an active, year-round community who enjoy access to over 800km of pistes between the Portes du Mont Blanc, Evasion Mont Blanc, Espace Diamant and La Clusaz ski areas – all within 20 minutes’ drive of the village.
