This spacious villa, set over three floors, would make an ideal permanent or holiday home, with potential to create a high income earning Gite/Bed and Breakfast service due to its location, additional annexe and a large swimming pool, set within the private fully mature gardens.
This south facing property was built at the beginning of the last century with solid stones from the river l'ARAC.
Located on the edge of a quiet, village, with local store and restaurant and direct access to many cycling and walking routes the immediate area is perfect for potential holiday guests and full time living alongside the friendly locals. The facade of the property gives a feel of a 'Parisian' home, yet set within beautiful countryside, it is very unique style to the area, has a feel of grandeur and charm with its lovely ornate 'Juliette balconies'.
The house is entered through a impressive 'double' wooden door into the entry hall, which immediately displays the character that this villa has in abundance. From the entrance hall you enter the spacious living area of 34 m2 which has double aspect windows of large proportions giving lots of light to the room. A fireplace with surround and wooden flooring give the room charm.
On the opposite side of the hallway is the kitchen 13 m2 again with double aspect windows, large storage cupboards and a tiled floor.
Just off the kitchen there is a small storage area and separate WC and access to the large cellar, perfect for storage and houses the central heating system for the property.
A wooden, sweeping staircase takes us to the first floor landing and into two large, double bedrooms of 18.45m2 and 22.6m2. Again both of these rooms enjoy double aspect windows creating a feel of light and space. Also on this floor there is a well equipped family shower room of 4.75m2.
The wooden floored landing leads again to a sweeping staircase to the second floor with two double, light, bedrooms of 18,45m2 and 22.6 m2. This floor also has the benefits of a well fitted family shower room.
THe annexe is accessed from the ground floor, either via the main house, or by its own private entrance currently used, as a winter sitting area.
Set over two floors the living area is of 41.37m2 and has a lovely characterful, cosy stone fireplace in situ. This room is again light and airy, with windows covering most of one wall which have been replaced and are double glazed.
Stairs lead from the living area to two bedrooms.
This area has great potential to be renovated into a high earning holiday Gite, with the addition of a bathroom and small kitchen area, owners could reap financial rewards with very little effort or cost.
The villa is surrounded by its own private, well established gardens with many shrubs, flower beds and fruit trees, a large swimming pool is situated in the most sunniest spot of the garden.
There is both front and rear access to the property, with the front access allowing for the parking of 2 – 3 cars.
