Enter through the gates into the grassed courtyard. The main house is to your left. The front door leads directly into the fitted kitchen (18m2), there is a doorway at the end into the rear garden.
The living room (42m2) is to your right. It has exposed stone walls and beams, a feature wood burning stove. There is a door out to the courtyard and windows to the rear garden. From a corridor off the living room, there is a bathroom with bath, separate shower and sink with window to the courtyard. The separate WC is next to the bathroom. Continuing down the corridor, are two bedrooms, (8m2 ad 14m2) both with windows to the courtyard.
Back in the kitchen, a doorway to the left leads to the dining room (35m2) with feature fireplace, exposed stone walls and beams. It has a door and window to the courtyard and window to the rear garden. Through to the left is the utility/laundry room (24m2) which has a door to the rear garden and through to the barn which is currently used for storage. It has a doorway to the side garden and large barn doors to the courtyard.
At the end of the barn is a room used as a workshop but could be used as an art room or hobby space.
Outside, an exterior staircase leads to the first floor. The bedroom (32m2) has exposed beams and fireplace and windows to the courtyard ad rear garden. To the right, there is an attic space (72m2) to finish which could be converted to create more bedrooms and bathrooms. To the left of the bedroom, there is another large bedroom (50m2) with shower room and separate WC. It has a window to the side garden.
Below the external staircase, there is a vaulted cellar, perfect for storing wine.
Back in the courtyard, to the right of the entrance gates is an old gatehouse, closed to the road and used for storage with large outbuilding with old bread oven which would make a great summer kitchen or party/games room.
There are additional outbuildings which face the main house of differing sizes. In the top left hand corner of the plot is a small tower, created by the owners. There are two wells. A doorway gives access access to the large side garden which is laid to lawn, has fruit trees, truffle oaks and vegetable plots. It wraps round to the rear of the house.
The property is just a few minutes’ drive to Richelieu, the historic walled town built for the infamous Cardinal, made famous by Alexandre Dumas in his novel, The Three Musketeers. While the Cardinal’s chateau no longer exists, the beautiful park and some of the original buildings remain. Easily accessible from the UK (TGV Paris to Tours 55 minutes, Regular low cost flights to Tours, Angers and Poitiers, A85/A10 motorways allow access to the ferry port at Caen Ouistreham in 3 hours.) The area is very close to many of the Loire Valley chateaux and vineyards.
