Could this be the perfect holiday home? Perched on the hillside with stunning views over the Languedoc scenery with sun-terraces, this stone cottage has 3 bedrooms, a large lounge plus a basement for further space; all with oil-fired central heating and complimented by a garage plus a small garden to the side and rear with a small brick store; a very affordable second or first home in one of the last affordable regions of the south of France.

In the lower part of the sleepy elevated hamlet of Cantignous we find this little gem ideal for a second home to lock up and leave or of course a modest family home. With a little modernisation this could be a real steal; with 2 entrances ,one on the rear garden level and one up the stone staircase from the tiled terrace over the garage; this one leads into the spacious and bright living & dining room of 30m2 with a little kitchen.A 13m2 lounge beyond.
Views from this room are exceptional over the valley below the village; ; a staircase leads up to 3 bedrooms ,2 at 9m2 and one at 13m2. Fine parquet floors compliment these rooms and great views from the 2 south facing larger rooms. There is also a WC on this level but no showeroom
Back downstairs to the lower floor we find a large basement room (30m2); this room houses the heating and hot water systems and laundry but could feasibly provide further living space with a little imagination and is presently used as a garage.
This home also has the bonus of seperate plots of land attached and separate from the house totalling 2344m2 with fruit trees, for gardening or just relaxing.
The 30m2 garage is complimented by a second 15m2 under the terrace above
In all a real bargain for holidays or a family home.
Just outside the town of Labastide-Rouairoux in the hamlet of Cantignous. The house is in walking distance of all conveniences, shops, restaurants, banks etc. Labastide-Rouairoux has a weekly market as does the nearby town of Saint Pons de Thomieres which is the capital of the beautiful Haut Languedoc regional nature reserve and whose settlement dates back to the Stone Age as proves its museum of Prehistory. Labastide also boasts a textile museum having been the most important textile town in the region apparently because of the purity of its river water. A little further afield the vineyards of the Minervois can be reached within a half hours drive, and the Mediterranean beaches in an hour and a quarter. The property is equidistant from Carcassonne and Beziers airports at around the same amount of drive time, Toulouse and Montpellier airports being a little further (1h45mins)
