In a quiet residential street with 2 mins walk to all commerces in the upcoming town of Labastide-Rouairoux we find this very unusual home; 70s built but reminiscent of Art Deco with its columns and high ceilings and large proportioned rooms. A modern but graceful reminder of "la belle epoque", with a little redecoration will make a fine home in this, one of the last affordable regions of the south of France.
From the gated entrance in this quiet street the unusual design of this home stands out immediately from the rest; with its columned portico terrace and entrance embellishing a residence waiting to seduce. Up the tiled staircase the wrought-iron glazed door leads to a central hallway ; to the right an impressive lounge, double aspect, with fine hardwood parquet floors and 2 sets of double doors out to the pagoda covered terrace, a small corner fireplace backing up the central heating system. This room is a generous 28m2 (300ft.sq)with ceiling height around 3m.
To the left from the entrance a large 14m2 kitchen in need of modernisation but with all basics waiting. As with the lounge tall windows are complimented by electric shutters.
From here on we are treated to an array of rooms of which 3 are bedrooms, one with dressing room and a bathroom, again to modernise, and 2 WCs, all with the same high ceilings and windows and fine floors.
The living space of around 120m2 is mirrored on the ground floor with a large 47m2 garage and a bewildering collection of potential rooms for conversion, this level being not cellars but out of the ground and with an internal staircase to access as well as several entrances from below.
Electricity is perfectly servicable but will need upgrading.
Outside a reasonable sized garden for in-town, easily managed with a brick-built covered barbeque and plenty of space for a pool in front of the house if that's your thing.
In all an unusual and affordable first or second home to be snapped up
The house is in easy walking distance of all conveniences, shops, restaurants, banks etc. Labastide-Rouairoux has a weekly market as does the nearby town of Saint Pons de Thomieres which is the capital of the beautiful Haut Languedoc regional nature reserve and whose settlement dates back to the Stone Age as proves its museum of Prehistory. Labastide also boasts a textile museum having been the most important textile town in the region apparently because of the purity of its river water. A little further afield the vineyards of the Minervois can be reached within a half hours drive, and the Mediterranean beaches in an hour and a quarter. The property is equidistant from Carcassonne and Beziers airports at around the same amount of drive time, Toulouse and Montpellier airports being a little further (1h45mins)
