Enter into the open plan LOUNGE, (25 m2), with feature fire, exposed beams and exposed stone to one wall.
Straight on into the KITCHEN/DINNER, (22.4 m2), with a gas stove, door to the side and patio doors to rear. Off of here is a generous LAUNDRY ROOM, (4.4 m2), with plumbing in place for a washing machine and sink.
To the right of the lounge is a BEDROOM, (12.2 m2), charmingly renovated, to an excellent standard, with laminated floor and exposed stone wall and double doors opening onto a courtyard area. Next to here a BATHROOM, (4.5 m2), again renovated with bath, shower over, hand basin and toilet. Tiled floors.

The first floor is, currently, reached by a temporary staircase leading from the lounge. Here you will find a large mezzanine BEDROOM, (15.2 m2), with electrics for heating, lighting and sockets, wooden floor, needs balustrade to finish off. Next to here is another room, that would be ideal as an ensuite. Water and electricity in place.

Externally to the front is a garage, with new roof and walls but needing a door. To the rear is a cupboard containing the water heater with room for the garden furniture.
An L shaped garden, in need of re discovering.

The region

Cognac is around a 20 minutes drive where you will find the traditional town, with its cobbled, pedestrian streets, covered market and ancient buildings of the old town. The most famous of the Cognac houses add to the towns rich history.

The river Charente runs through the town, where you can take a walk, hire a canoe, take a boat ride or dine overlooking the river in one of the various restaurants catering for all tastes. It has a stunning square, with bars and restaurants, dating back to the time of Francois the 1st. The public gardens, with amphitheater and mini zoo, hosts the world famous "Blues Passions". During late June or early July where concerts are performed for free, in the streets, and fee paying in the public gardens. There is a ring road, around the town, preserving its history and ambiance. From this road you can access the out of town shopping areas and the new aqua park.

Saintes with it's Roman ruins and mini "Arc de triomphe" is 27 minutes away. From here you can continue onto the Atlantic coast, (total travel time from the house of just over an hour).

La Rochelle, with its airport and the stunningly beautiful Il de Rae. Angouleme, is a 40 mins drive, where you can, shortly, take the LGV to Paris in 1h35 making commuting to Paris and beyond a real possibility.

An hour and a half, from the house you will find the "World Heritage City" of Bordeaux with its history, museums, theater and INTERNATIONAL AIRPORT.
