Built in 2001 this four bed-roomed house is in excellent condition. Situated in the beautiful nature park that is the Marais Poitevin, close to the pretty villages of Arcais and Damvix which welcome tourists all year round. Waterways crisscross the countryside with walks and cyclepaths to explore and enjoy. 5mn to amenities. The fisherman and bird watchers paradise. Fantastic rental potential.

From the riverside lane, pretty gates open onto a gravel driveway and attractive landscaped garden with water feature. The house is set well back in its plot to give privacy.

A tiled terrace leads to the front door and into the spacious lounge/diner which is light and airy benefiting from patio doors both to the back and front of the house. A focal point is a chimney and wood burning insert which provides complementary heating to the under floor heating system which heats the entire ground floor.

The kitchen which is fully fitted and includes appliances has room for a table. Along the hallway is a lovely double bedroom with fitted cupboards and access to the rear patio.

Adjacent is a spacious bathroom with a corner bath, a shower cubicle and heated towel rail. There is also a utility room located here.

Upstairs there is a large mezzanine style landing which can provide guest sleeping accommodation or an office space. There are three double bedrooms all tastefully decorated and a superb large shower room with a wc. Electric heaters are in all upstairs rooms.

The house, which is well insulated, benefits from efficient individual heating thermostats which efficiently help to control fuel bills. The large rear garden is well maintained and features some of the local trees. The entire plot is enclosed so it is completely safe for animals and children. The fosse septique fully conforms to regulations.

You can use a boat on the river (6 horsepower maximum or electric).

This is an ideal location to enjoy canoeing, swimming and fishing as well as the natural beauty of the area. There are two villages within 5 minutes drive with bakers, restaurants, grocers and pharmacy and a supermarket around 8km away. Within the area is the ancient Abbey St Pierre de Maillezais and the fantastic Puy du Fou.

Ideally located for nature-lovers, it also favours easy access to the coast (La Rochelle is 49km, less than an hour) and to the attractive town of Niort (20km).

Location in France

Deux-Sevres is the next departement inland from the Vendee and below the Loire, in the region of Poitou Charente in Western France. It is so named because of the two rivers running through it, the Sevre Nantaise in the north and the Sevre Niortaise in the south. The climate is very similar to that of the Mediterranean with long hot summers, although the winters can be very cold with temperatures dropping below freezing during December and January.
Niort, the department capital, was a Roman town which did extremely well under the Plantagenets, who granted the town a charter and built a stronghold, completed by Richard the Lionheart. In the 18th century the town specialized in tanning skins imported from Canada to make chamois leather for gloves, and it is also known for its angelica. More recently Niort has attracted several large mutual insurance companies, which has bolstered its economy and attracted young people to work there.
Bressuire is known for its major cattle markets, and is the centre of some rich and picturesque scenery used for cattle breeding and rearing, and the landscape is similar to that of rural England or the Dordogne! Melle is a green and florally decorated town that hides its origins as a centre for lead and silver mining, as well as minting coins. Melle was on one of the main routes for pilgrims heading for Compostella in Spain. Parthenay, to the north of Niort, was founded in 1020 on an outcrop above the river, and the medieval town has kept its character.
Poitiers and La Rochelle airports provide easy access to the Departement, with Ryanair flights from Stansted. British Airways offer flights from Gatwick to Nantes, a 2-hour drive away. Cross-channel travelers can reach Deux-Sevres within a comfortable 4 hours' drive from Caen and St Malo, or just over 5 hours from Cherbourg.
