Situated in the peaceful but thriving village of Azay-Sur-Thouet this is a well maintained 6 bedroom house with a lot of potential. Poitiers with its airport and the Futuroscope theme park are only an hour away - as is Puy du Fou renowned for its live historical spectaculars. The ‘Green Venice’ of Marais Poitevin is also within easy reach about 45 Km to the south-west with La Rochelle and Atlantic coast another 45 Km beyond that. This would make an ideal home for anyone wanting a lot of space or could easily be converted into two or even three separate dwellings - all for less than €150,000.

As well as its impressive dimensions, the property boasts a variety of noteworthy features including a remote controlled garage door, electric shutters and a huge hangar style workshop to the rear. It also has a new roof and new double-glazing throughout with 8 and 13 years respectively left on the builder’s warranties. Ground floor access is via a door at the rear or through the garage. Separate access to the first floor is via front steps through the garden to the glass covered veranda which would be ideal as a breakfast room. The current owners have been working to update the interior, leaving some of the rooms in need of decorating - a fact that is reflected in the bargain price.

Property comprises - on the ground floor: Garage (25M2), living room with bar (24M2), utility room (17M2), storage room (12M2), cellar (22M2), boiler room (12M2), WC. On the first floor: Véranda (17M2), fitted kitchen (12M2), large living dining room with fireplace (45M2), bedroom 1 (14M2), bedroom 2 (10M2), bathroom, WC. On the second floor : bedroom 3 (10M2), bedroom 4 (19M2), bedroom 5 (18M2), bedroom 6 with mezzanine (22M2) shower room with WC. Outside: garden, huge hangar-style workshop and an in-ground pool in need of renovation.

Location in France

Deux-Sevres is the next departement inland from the Vendee and below the Loire, in the region of Poitou Charente in Western France. It is so named because of the two rivers running through it, the Sevre Nantaise in the north and the Sevre Niortaise in the south. The climate is very similar to that of the Mediterranean with long hot summers, although the winters can be very cold with temperatures dropping below freezing during December and January.
Niort, the department capital, was a Roman town which did extremely well under the Plantagenets, who granted the town a charter and built a stronghold, completed by Richard the Lionheart. In the 18th century the town specialized in tanning skins imported from Canada to make chamois leather for gloves, and it is also known for its angelica. More recently Niort has attracted several large mutual insurance companies, which has bolstered its economy and attracted young people to work there.
Bressuire is known for its major cattle markets, and is the centre of some rich and picturesque scenery used for cattle breeding and rearing, and the landscape is similar to that of rural England or the Dordogne! Melle is a green and florally decorated town that hides its origins as a centre for lead and silver mining, as well as minting coins. Melle was on one of the main routes for pilgrims heading for Compostella in Spain. Parthenay, to the north of Niort, was founded in 1020 on an outcrop above the river, and the medieval town has kept its character.
Poitiers and La Rochelle airports provide easy access to the Departement, with Ryanair flights from Stansted. British Airways offer flights from Gatwick to Nantes, a 2-hour drive away. Cross-channel travelers can reach Deux-Sevres within a comfortable 4 hours' drive from Caen and St Malo, or just over 5 hours from Cherbourg.
