This property dates from 1850. It was originally the Hardware shop (Quincaillerie) for the village.

Entrance to the front door is up stone steps leading into the lounge/dining room. This airy room has a large fireplace with a woodburner that has a backboiler which heats water for the central heating radiators. There is an electric water heater in the loft for the sink and shower; supplying hot water without the need for a fire. There is an integral storage cupboard beside the fireplace. The fully fitted kitchen leads off from the dining area and the sale includes the freestanding cooker, fridges, and washing-machine. From the lounge, there is a wooden trap door in the floor, with stone steps going down to the large, dry and airy cellar. The cellar is roughly the same size as the ground floor of the house.

A door leads from the kitchen to the large, attached barn, which has double doors and runs from the front to the rear of the house and gives access to the garden. The ground floor of the barn is currently used as a workshop with equipment (bandsaw,etc) and ready cut wood for the woodburner. Upstairs, in the barn there is a mezzanine level in two parts with stairs leading from one level to another. This area has solid wooden floors, in good condition and the upper area would make a great conversion project into extra bedrooms with en-suite bathrooms, a games room or artist's studio.

Back inside the house, wooden stairs lead from the lounge to the first floor landing with a family bathroom, and two bedrooms. The smaller bedroom has a door leading to the upper floor of the mezzanine barn. The larger, main bedroom has two windows overlooking the front of the house and allowing lots of light into the room. This bedroom also has radiators,an open fire and an ancient stone wash basin feature, in the corner.

The stairs then continue up to the second floor bedroom, in the apex of the house, with thick insulation. It has louvre windows on either side and is a large and bright room.

A phone line is installed in the front room and main bedroom but is currently not used. It could be easily re-connected by France Telecom. The village has excellent wi-fi.

The private, safe, secluded L shaped garden is accessed via the rear of the barn and has a paved area with a pergola and grape vine growing over it. The rest of the garden is grassed and enclosed with hedges.

The roof on both the barn and house was replaced 10 years ago and is in excellent condition. The roof insulation is very thick and there is double glazing throughout . The property is connected to the main village drainage system.

The current owners bought the property in 1990 and since that time they and their family have used it as a holiday home, enjoying the tranquillity of the surrounding area on their many rural walks but with all services and shopping in nearby towns. Given its central location in France it has also been used as a base for visiting other areas. As they are now getting older it is time to put the house on the market
