This in an extremely rare and beautifully-finished apartment that is part of a modern spa residence directly on the piste in St Martin de Belleville. As a semi-managed property, it also offers an annual income (dependent on personal usage), so is great for an investment that doubles up as a luxury ski base, which you are able to use as much or as little as you choose.

Co-ownership charges approx. €6500 per year - due to the running of the pool and spa areas (private usage for residence patrons)

The apartment, built in 2005 and set over 70 square metres with its own balcony, is in the very best location in St Martin de Belleville and internally is clad in traditional wood. Right next to the piste, it also benefits from the use (and indeed ownership) of the communal spa areas and swimming pool (these include 2 Jacuzzis, 2 large Saunas, 2 steam rooms a well equipped gym and beauty treatment facilities together with the large swimming pool) – as part of St Martin’s premier residence, which is also very close to the other amenities of the village.

The rental contract (from May 2017) is a new relationship with a management company called GSI who undertake the entire running of the apartment including marketing, selling of the available weeks (those not used by the owners themselves) and changeover (cleaning, linen etc.). For these services, they take a percentage of the rental income, with the rest going to the owners directly. This differs from a standard “leaseback” (Résidence de Tourisme, in French) agreement whereby the owners’ usage is restricted for a guaranteed rental return.

The property is all based on one level, and contains:
- Charming open-plan living and dining area with windows that overlook the slopes and village of St Martin
- Balcony off this living room to enjoy the wonderful views of the slopes
- Fully-equipped kitchen, right next to the dining area
- One master double bedroom with built-in storage, views onto the slopes and its own en-suite shower bathroom with WC
- One further bedroom (twin or double) – again with storage and views
- Another bathroom with bath and basin
- Separate WC

The residence has been superbly maintained with the communal areas having a lovely homely but equally upmarket feel, and the pool/spa areas (free access) are both vast and pristine.

Extras:
- 2 parking spaces in the underground car park
- Storage space in its very own lockable “cave” (perfect for long-term storage of ski equipment)
- Ski locker

St Martin de Belleville is cementing its place among the most attractive places to own a ski property, given its authentic, all-year-round village feel, great range of restaurants and, most importantly, the easy access into the Three Valleys ski area – the world’s largest. The Belleville Valley (300km of pistes across St Martin, Les Menuires and Val Thorens) indeed covers half of the total ski area (600km of pistes including the resorts of Meribel and Courchevel) of the Three Valleys and with numerous off-piste itineraries, is a great place to base yourself.

The village itself is sunny and traditional, pre-dating the skiing by centuries! There are many locals who live here all year round, both French families who have lived here for generations and a sizeable ex-pat community, meaning you can easily either dip in and out of the community whilst holidaying or live here permanently.

During the summer months, when the village erupts into a floral haven, there are many activities to be undertaken, from mountain biking to via ferrata to glorious mountain walks – suitable for all ages. Of course the road biking opportunities are almost endless too, and the valley is great for families with a variety of children’s activities.

For accessing the village, Moutiers is just 20km down the mountain road and with it the TGV/Eurostar terminal (during the winter), and the airports of Geneva (182km) and Lyon (181km) are also within striking distance (approx. 2 hours).
