It lies in a little hamlet of five individual holiday homes, just a few minutes drive to the charming village of Champagne et Fontaines in the NW Dordogne. The village has a general grocers, with bread, a post office and the all important bar! Tranquil and easy to maintain, the property benefits from shared use of the extensive grounds and big swimming pool, although you could rest in your own, dedicated private garden area. Nothing to do but move in and enjoy. All the many attractions that this area has to offer are easily accessible, within a short drive. The charming little town of Villebois Lavalette is ten minutes, as is the active village of Verteillac with four restaurants, lots of shops, doctors, dentist, bank, etc. Just relax, enjoy the view of the Chateau and enjoy a bottle of Sancerre on one of your two sun terraces! You'll never want to leave!
The term "Co-proprietorship" or "co-prop" is is generally used to describe a small group of houses with shared land and usually a swimming pool. Each property is owned and maintained by the individual proprietor and the maintenance costs and communal taxes of the surrounding land, gardens, pool and tennis court etc. are shared equally with the other properietors. The maintenance contracts are under the control of the proprietors.
Typically numbering six or seven dwellings, and often designed by an architect, they are usually professionally restored farm buildings, retaining the original character and features but incorporating modern amenities such as good insulation, double glazing, en-suite bathrooms etc.
They offer a peaceful rural location, often with lovely views of the surrounding countryside, together with the benefit of neighbouring properties. The fact that a friendly neighbour is in residence offer peace of mind for an absent proprietor.
Although such properties may be suitable for year-round living, being "lock up and go", they make ideal holiday homes. It may be thought that traditional holiday periods would be busy. A private swimming pool is a highly desirable amenity in the long warm summers. The advantage of the "co-prop" system is that the pool and grounds are maintained for you, so no pool maintenance, when you arrive. The monthly cost is usually very reasonable because it is shared.
A maintained garden with grass regularly mown means that ther is no daunting grass cutting or pruning to do, each visit. Just arrive and enjoy! On the other hand, most properties will have its own terrace and outside dining area which can be personalised with a few plants, herb garden, barbecue etc. and enjoyed privately in the sunshine.
