Just inside the entrance is a gorgeous WC area with grey and decorated traditional tiles. There is a 5m² storage space, and the building is partially double-glazed, with a large woodburner and electric heaters.

A timber stair leads to the first floor gallery area with more seating, a storeroom, and a terrace of 12m².

On the top floor, the two lovely bedrooms each have their own white-tiled bathroom to suit the character of the building, and can be used as B&B rooms. There are 80m² in total on the two upper levels.

Inside the building the restaurant seats 25 downstairs and 15 on the gallery level. Outside there are tables for 30 people, but there is room for many more. There is a Type 3 licence to sell alcohol and soft drinks; but the goodwill (fonds de commerce) is not included in this sale, it is not being sold as a business.

Caunes is a stunning village which produces its own red and white veined marble and is famous for its little mediaeval streets and Renaissance houses. It has plenty of shops, cafés, a school, bank and pharmacy. It is 22 km from Carcassonne, 64 km from Béziers, 47 km from Narbonne. It is about an hour from the sea, (65 km by the motorway) and an hour and 40 minutes from Spain.
