Lisa Greene Independent Agent, says :
This peaceful hamlet lies on the edge of a traditional Breton village which has a thriving village life, good school, activities, a general store, restaurant and a bar. The property is attractively renovated and immediately fully habitable. The garden is pretty and has wonderful wide ranging views. This is genuine rural Brittany, but just 45 minutes from an airport with cheap UK flights and mid-way between the sophisticated cities of Dinan and St Brieuc.

This charming stone house has been well renovated to create a practical and comfortable family home. The largely open plan ground floor is very spacious with a full fitted kitchen to one end which opens out onto a delightful covered terrace. There is a WC with wash hand basin off the entrance hall area and built in storage helps to keep everything neat and tidy. Exposed beams and an impressive wood burning stove provide character. Upstairs there are 3 bedrooms, the largest having built in wardrobes and a spacious family bathroom.
The property has a large attached garden with great views. There is a small stone pig sty close to the house and a generous wooden chalet of 15m² recently installed and serving as a delightful summerhouse/playroom.
Ideally located for the safe clean beaches of Brittany's miles of coast or for great shopping, dining, galleries and culture in Dinan, St Brieuc or Rennes this place has so much to offer. Clean air and tranquillity at home and a short drive to fashionable boutiques and some of the region's finest restaurants. If you choose to live here then there is a thriving community with clubs for many interests meeting regularly, fishing, sailing, riding, golf, tennis and a host of other sports to choose from. If you have children, the local schools are superb and very welcoming. A smattering of new houses are being built in most of the local villages and Lamballe is growing steadily so the area is enjoying good economic growth. The property is very easily accessible from the UK with Dinard airport and its regular RyanAir flights from various parts of the UK and the Channel Islands about 45 minutes away and St Malo is roughly the same distance with daily ferries from the UK and also from the Channel Islands. Rennes is under an hour away and Brest and Nantes airports and the port at Roscoff are all under 2 hours. The ports of Caen and Cherbourg are under 3 hours and there is also a TGV service to Rennes and Lamballe.

The name of the departments translates as "by the sea" in Breton, and the department's principal town is Saint Brieuc, founded by the Welsh monk Brieuc in 482 AD, with its imposing cathedral. Other towns of interest include Dinan, one of Brittany's finest medieval towns and a major tourist attraction and Guingamp, another town of historic and architectural as well as religious interest. There are many beach resorts and fishing ports. The department boasts six "petites cites de caractère" including Jugon les Lacs, an ancient fortress town surrounded by rivers and lakes.
The department is the least populated department in Brittany and so there is a real feeling of space - if you want to escape the rat race and enjoy the peace and quiet of rural France, the Côtes d'Armor is ideal. There is a great diversity of rural pursuits, lovely beaches with many leisure activities, along with stunning coastlines and dramatic inland landscapes. The coastline is dotted with lighthouses and is characterized by rocky coves and tidal inlets, and inland paths lead to ruined castles, fantastic forests and farm properties built in pink, grey and black stone.
Scattered with beautiful manor houses and chateaux, the department offers some fascinating architecture, with many attractive granite-faced properties. The property for sale is this part of France still represent very good value compared to other regions of the country.
