Elaine Love Independent Agent, says :
Situated on a small, quiet road in a beautiful chateau town 30 mins south of Le Mans, this 4 bedroom house offers the best of both worlds, having outside space as well as being walking distance to all amenities. Ideal for those who want a character house without being isolated. It is 15 minutes drive to the motorway and under 2 ½ hours drive from Caen. From Le Mans the TGV can take you into Paris in an hour.

Said to be the oldest house in the town, parts date back to the 16th century and in a former life it used to be an Inn, with horses being stabled in the detached barn. It has been in the same family since the 1960s and needs updating, but the charm and character is still there.
On the ground floor there is tiled entrance hall with fantastic old stairs leading to the first floor and a door leading to stairs down into the cellar where previous owners have stored their wine. To the left of the entrance hall is a large room with fireplace and beams which is currently used as a bedroom. On the right is a living room, again with fireplace and an entrance into another room at the back which is used as a dining room and overlooks the garden.
Cross the hall from the dining room is the kitchen – which has all services but which needs updating. Through the kitchen there is a large bathroom with bath.
Up the beautiful wooden staircase the first floor opens out into a large bedroom (or could be a study) with views over the garden and to what used to be a nunnery at the back of the property. Also at the back of the property is a very large bathroom.
The remaining 2 bedrooms still have the old tomette floor tiles, beams and fireplaces and are both about 20m2.
Further stairs lead up to the attic space.
Outside, the gated driveway leads up to the outbuildings – a stable, a barn and a smaller hangar. The barn measures 5.8 m by 6.8 m, the roof is in good condition and it could offer possibilities for conversion to habitable space.
The garden is enclosed and mainly laid to lawn with fruit trees forming a small orchard and an old well. A lovely tranquil area – you wouldn't believe you were in a town.
All in all a lovely property in a beautiful setting, just needing some TLC and updating.
