The property is entered through double gates and the gravelled driveway leads to the south facing terrace and front of the property with magnificent views beyond.
Stone steps take you into the entrance hall with oak stairs up to the first floor and stone steps down to the cellar.
To the right of the hall is a formal dining room (19m²) with window overlooking the terrace. To the left is a charming rustic kitchen (21m²) with quarry tiled floor, a wood burner and granite top island. Again, there is a window over the terrace.
Steps from the kitchen lead down to a sitting room (26m²) with tiled floor, corner insert wood burning fire and door onto the rear patio area and garden. A door from the sitting room takes you into the utility room with the boiler and exterior door, then into the large garage with a W.C, overhead storage and central heating oil tank.
The first floor of the property consists of 2 south facing carpeted bedrooms with gorgeous views, both about 19m² and delightfully decorated.
Between the two bedrooms is a sumptuous tiled bathroom with sink, W.C and roll top bath with overhead shower. A large window provides plenty of natural light.
A second flight of stairs leads up to the delightfully renovated second floor. The current owners offer luxury chambre d’hôte accommodation in this section of the house, which extends the entire width of the property. It has been designed to accommodate one double and one single bed and a sitting area in the centre (33m²) plus a self- contained kitchen area (7m²) and generous sized bathroom with W.C, sink and bath with shower, to the right. Three dormer windows offer spectacular open views of the village and surrounding countryside.
The cellar area under the kitchen and dining room provides dry storage with 2 large rooms of 18m² each and separate wine store.
To the outside, a gate leads from the enclosed garden and terrace into a paddock where there are 3 stables, attached hay barn and sheep shed. Beyond is further grazing land plus a lake of just under an acre and some woodland extending to nearly 5 hectares in total. This property is quite rare in offering land of this size yet so close to village life with small supermarket, bar, restaurant, school etc;
All in all, an immaculate and comfortable home with equestrian facilities and income potential if required, and with no internal improvements necessary, is ready to move into and start boasting the good life !!

Location in France

The Dordogne is France's third largest department, and as well as numerous picturesque villages, it also boasts an incredible 4,000 chateaux, 10% of all the chateaux in France. Many people, including many expatriates, feel that the Dordogne is one of the most beautiful regions of France.
The Dordogne has traditionally been one of the most popular department for foreign buyers, including many British, Irish and Dutch home owners. Like many French departments, the Dordogne is named after the river that flows through it. Foie gras, duck and goose are regional specialities.
The department has four distinct territories. In the north you will find 'Green Périgord' which derives its name from its many green valleys and woodland, covered with trickling streams, and houses the Périgord-Limousin Regional Natural Park. The major towns in the area are Brantome (the "Venice" of the Dordogne), Nontron and Riberac.
In the centre of the department is 'White Périgord', so called because of its limestone plateaux. It contains the capital of the Dordogne, Périgueux, with attractive shopping centre and marvellous winding old town.
The 'Purple Périgord', in the South West of the department, is named from the area's grapes, which are put to good use in Bergerac, the capital of this wine producing region. The area was of great strategic significance during the hundred years war, and visitors will find a number of fortified villages, castles and chateaux built by both the English and the French here.
In the south-east you'll find 'Black Périgord', with deep valleys and ancient forests. It contains the towns of Saint-Cyprien and Sarlat-la-Caneda, which are both popular with foreign buyers. It houses numerous prehistoric caves with some 30,000 year old cave paintings.
Nearest international airports are Limoges, Bergerac and Bordeaux with regular flights back to the UK, and the department has good motorway and TGV access.
