In a tiny hamlet near a large village, it has a 5000m² garden bordering the river, with millstreams, a large stone well, and many other original features.
The garden is stocked with peach, hazel, walnut, chestnut, nectarine, almond, plum, quince and apricot trees and raspberry canes. There is adequate parking, and lovely stone-paved terraces overlooking the hills.
Inside, the entrance hall, its walls beautifully rendered, has warm-toned timber ceiling beams and ceramic tiled floor. The living area has a huge, beautifully-proportioned fireplace, which heats the ground floor and the three double chambres d'hôtes bedrooms. The whole effect is delightful - a mixture of rustic and sophisticated. The dining room has French windows leading out to the garden, and the professional kitchen has marble tiling.
The private living area has a hall with a small open kitchen area. Its living room has a woodburning stove which amply heats the apartment. Facing the garden, a large pair of glazed doors give onto a terrace.
From the terrace, another glazed door leads to a bedroom with extensive views of the hills; the WC and shower room have Japanese-style sliding doors. Up a timber staircase are two more bedrooms with sloping ceilings.
Each chambre d'hôtes bedroom, accessed from the circular courtyard, has rendered walls, with timber beams, ceramic-tiled floor and a lovely shower room with small mosaic-style tiles, with modern clean lines and a warm atmosphere. A fourth chambre d'hôtes bedroom is under preparation. The whole impression in the property is one of light and elegance!
Under a beautiful stone archway is a door to part of the actual working mill, which dates from the year 1664. In here it would be possible to build an interior swimming pool. Underneath is the arched mill working room.
Behind the huge fireplace in the main house is a workshop area, with pumping systems and the hot-water heaters run by the wood fire.
Prémian is in the Parc Régional du Haut Languedoc. It has all amenities (doctor, schools, mairie), is 8 km from St. Pons, with Wednesday market, shops, banks, Post Office and supermarkets, and 32 km from the historic wool and textile town of Mazamet.
A rambling-tour path descends to Minerve and leads past Carcassonne and Mazamet. Activities include birdwatching, cycling, gourmet dining, mountain biking, rock climbing, swimming, white-water rafting and wine tasting.
There are several airports within approximately an hour's drive - Béziers, Carcassonne and Labruguière; Narbonne is 50 minutes away, the towns of Béziers and Carcassonne 55 minutes away.
Minerve, 22 km away, is a major tourist attraction, as are the Cathar Castles towards Perpignan, and the lakes to the north round La Salvetat-sur-Agout. There are large sandy beaches at Gruissan and Narbonne Plage, (about an hour's drive), and beautiful lagoons around Bages and Peyriac de Mer, if you want to see flamingoes and visit some of the prettiest coastal villages. Excellent restaurants and wine abound in the area, and there are local festivals and concerts to celebrate events all through the year!

Herault, department number 34, is located in the South of France on the Mediterranean coast and has a fantastic year round climate. It is famous for its full-bodied red wines and for its oyster beds along the coast in the Bassin de Thau.
Montpellier is the capital of both the Hérault department and the Languedoc-Roussillon region, and is the driving force behind the regional economy with high tech industries in Agropolis and Euromedecine. The area has seen a dramatic transformation during the last 50 years. The rise of a strong left of centre local government has left a legacy of good housing, pedestrianisation of town centres and a public transportation network that is second to none.
Béziers is further to the south, renowned for its ancient bridge. It has a population of 70,000 and is the unofficial capital of the largest wine-producing region in France, with vineywards dominating much of the local landscape.
Elsewhere, the town of Sete is the most important fishing port on the French Mediterranean coast and Le Cap d'Agde is the largest purpose built tourist resort in the whole of Europe. It can accommodate up to 100,000 tourists at any one time. Nearby is Saint-Guilhem-le-Desert, one of France's most beautiful villages.
Flying into Herault couldn't be easier. There is an international airport in Montpellier and a smaller one in Béziers, with mainly flights from Paris. Although Ryanair now has a service from Bristol to Béziers three times a week. Montpellier has regular flights to and from the UK with Ryanair, GB Airways and British Airways. The fast and comfortable TGV train service also runs through to Montpellier.
In terms of french property, Montpellier is the most expensive city in the Languedoc-Roussillon and has experienced a 25 percent increase in prices over the last five years. Outside Montpellier, the trend remains similar, as the Hérault is an increasingly popular place in which to own property - but in the rural villages and hamlets further inland, there are still bargain french properties to be found.
