In the heart of a village which is very sought-after in our region, this large stone-wall house is ideal for a family with older children or a couple wishing to set up a bed and breakfast or guest house. This exceptional property is composed of various independent units: The main house and a smaller house referred to as the "Petite Tour", ideal as guest lodgings or a separate space from family and friends, an independent office, which may also easily serve as guest accommodation, and cellars to be converted, a splendid terrace, which is a dream come true, with numerous places where one can sit and admire the spectacular countryside. Due to its central location in the village, the property does not have its own private parking space, but it's only a 20-metre walk to the parking places. The village does not have shops, but the cosmopolitan inhabitants of the village are warm-hearted and friendly. A true delight... Read more ...

The main house where the sweetness of life reigns has a good size bedroom, one bathroom, a cosy living area with a fireplace, a nice bathroom and a good sized fully equipped kitchen. The second building – called the little tower - has great letting potential as it could become a proper gite. It has a living room with an open fireplace downstairs. Upstairs there is one large bedroom which overlooks the mountains. Attached to this house there is a Beautiful dining room with a very old wood burner and a mezzanine with a sleeping area above, this could be changed into a kitchen. Off this room there is a WC with a shower. It could become a great gite with huge letting potential but could also just be a lovely place to host your friends and family, On street level underneath the main house is another room (currently used as office) that could become a little studio apartment or could also be combined with the main house. The entire house has original features, wooden beams, fireplace, wooden doors and windows which are also double-glazed. Downstairs/underground there is huge potential as you will find vast vaulted cellars under the entire property, some of which have already been renovated. They could be turned into a Spa or ideal for a wine enthusiast. You could even turn them into a very unusual apartment. Due to its location in the medieval part of this hamlet there is no parking with this property. You will have to walk about 10 metres to get there.
Nestled at the foot of Caroux Mountain, Saint Martin de l’Arcon is a typical mountain village. This property is located in one of the most sought after little hamlets of the Orb valley. Very picturesque and with a lively cosmopolitan community. Lots of holiday homeowners from different nationalities enjoy the easy life here and the stunning nature that surrounds this lovely place. There are no amenities but there is a bakery and a small grocery store just 2.5 km away. And in the summer months there is a little Guingette down the hill. A butcher's van comes once a week. Lamalou les Bains is just a 15 minutes’ drive with a great market on Tuesdays and supermarkets and restaurants. Also there are a lot of nice places to eat in the surrounding villages. Bedarieux with its big supermarkets is 22 km away and Beziers can be reached in 45 minutes. There is lots to do in this part of the natural park of the Haute Languedoc and it is ideal if you like walking, hiking, climbing, canyoning and canoeing as well as fishing, riding and swimming. There are waterfalls, rivers and lakes to swim in the near neighbourhood. The Mediterranean beaches of Valras or Vendres Plage are just 1 hour south
