Lisa Greene, Independent Agent, says: | | This tastefully converted stone barn is steeped in history having previously been used as grain store for a mill nearby. Set in an elevated position with grounds sweeping down to a small stream it affords the most wonderful views, outstanding throughout all of the seasons with open countryside stretching out to the church spire on the horizon. Well located for the coast, Dinard airport and St Malo this house would be equally suited as a holiday home or permanent residence. | The south facing house is a detached granite converted barn in its own grounds with a delightful garden surrounding the house, a tidy shed for storage, a decked dining area overlooking the stunning view, a barbecue patio and some very pretty planting; the garden is mainly laid to lawn with a wealth of flowers and shrubs. There is a flat area for a large splash pool which the current owners usually erect during the summer months. Beyond the more formal area of the garden the land is studded with mature trees and runs down to a lovely stream, Inside the property, the ground floor is largely open plan with a large lounge and dining area together with a good size kitchen. The lounge and dining areas are tiled and lovely exposed beams - this area is approx 60 square metres. There is also a sun lounge with slate flooring and windows to the south and west aspects - this room can also be used as a fourth bedroom and has an adjacent shower room and wc. The lounge has a woodburning fire and the property has a gas combination boiler which supplies central heating and hot water. The boiler was replaced in 2005 and has been serviced every year. The property was rewired in 2003 so the only work left to do is the eventual replacement of the fosse septique which has been reflected in the asking price. Upstairs the hallway upstairs is nice and bright and gives separate access to each bedroom and the bathroom. The bathroom is large and has a bath, basin, WC, bidet and shower attachment. There are three double bedrooms and the largest has a big storage cupboard. Back outside there is a good size single garage with plenty of space for storage and a car. There is also a further small outbuilding made of breeze block plus a timber garden shed mentioned earlier.
Located on the outskirts of Plouguenast and not far from the larger village of Ploeuc Sur Lié offering bars, restaurants, pharmacy, florists, general shops, supermarkets, several banks and a weekly market. The medieval towns of Quintin and Moncontour with their picturesque half timbered houses and shops are within 20 minutes. The beautiful Lake Bosmeleac is just a few kilometres away and offers boating, fishing, swimming and even has a man-made beach! If you prefer the real thing, the stunning natural beaches of Cotes d Armor are just half an hour away.
Access to and from the UK is very easy with the ferries of St Malo (1 hour 10 mins) and airports of Dinard (50 mins) and Rennes (1 hour) very accessible and further transport options via Roscoff, Brest, Caen, Cherbourg and Nantes. There is also a Rennes-Paris TGV service.
